Dont buy the worst house in the best area ... Fendalton have ex state houses

Generally avoid anything east. Traffic is worse than akl because there are no motorways. Generally just one or two roads connecting north and south and east and west. Eg so dont stay in north and work in south unless you have abike and dont mind visiting the hospital ICU. North to west or soouth to west vice versa is better.


Haha - 'Fendalton North' is what the real estate agents call it! always used to be called Bryndwr until about 15 years ago - and now the prices have blown out accordingly. Just like half of St Albans is marketed as Merivale.

I also wouldn't advise being on the opposite side of the city from work for at least the next couple of years unless you want to spend 45 minutess or more travelling to and from work. If you need to be that side of town, look at  Parklands or Burwood, if the south side suits, try Rolleston/Hornby/Sockburn/HeiHei (some parts of Hornby better than others). CLoser to town you could look around Opawa. House pricing is pretty stupid at the moment. Either way if you are buying make sure you sort out insurance before committing, along with engineers and geotech reports. If there is a current insurance claim in for the property you will generally need to take over their insurance policy.

Make sure the insurance claim has not been settled. I've come across several recent buyers who thought they  were buying property with outstanding claims. They have since discovered the seller had actually settled the claim and done a runner with the loot.

 

If the council had half a brain they would be registering claims on the LIM.

pauln: We're just down the road in Avonside/Wainoni (or is that Eastern Fendalton?), the neighbours had enough and moved and the new owners seem to be renting to tenants on a short term basis, they are dog trainers so may not mind a couple of dogs. Happy to put you in touch if that helps, just one point, the house next door is red zoned (other side from us), red zoned at the back (backs onto Avonside drive) and red zoned across the road. Porperties are really starting to come down now (especially in Avonside drive) but the sections are just left to overgrow, messy at best......Very little room however so probably not suitable for 2 dogs


Thanks heaps for the offer but as you say prolly not suitable.

Cheers to everyone for commenting, has given us plenty to think about.

The west and the north generally have solid (rock) ground ... The rest (sand) are a lot more prone to liquefaction ... Where will you be working

The mrs is will be working in Riccarton, I'm a locksmith so on the road most of the day. Haven't secured employment yet, as unsure of when I'll be there, so don't know where I'll be based.

Hornby is a middle class area with rock hard soil ...

Avonhead ilam is middle upper class price dont stay inriccarton unless you want to be robbed every so often

Try checking with Ross Galt and James Bull - very good locksmiths with mobile operators.
