A question on behalf of someone.  Fringe area so earthquake strengthening not viable.  Not a happening place, not much demand for the place etc.




If the building is knocked down, no insurance to pay, would the council rates be less? 


If the building like a corner shop isn't knocked down, isn't rented out, it's locked, not used.  They still have to pay full rates right?

Depends on how it is rated. If your rates on are the land value, then it probably won't make a big difference to the rates if the building is knocked down. This is the fairest way to rate, but a lot of councils have moved away from this way of rating, as it mean develoeprs and land bankers can just sit of on their land without developing it, and wait for teh price to rise .  However if your rates on on the CV, then you would need to get it revalued and then submit the revalue to the council and apply to them to have your rates adjusted. but you should ask your council, as they are the ones who get paid for the service.  In some states in the US, you can stop paying property tax if you board up the doors and windows, which shows it is empty. But we wouldn't want that sort of thing happening here, as it looks ugly and the buildings get trashed by squatters.
