But yes it has been enlightening for me. It has changed my entire attitude about how and where I invest my money, I am starting my first investment in Australia, it will be added to from the saving made by no longer making charity donations

We don't want your investment either.  And I think you'll find the public opinion of landlords to be even more hostile than you've seen in this thread, and the swing towards political parties which will tear you to financial pieces without a thought quite frightening.

That's because you're in a right wing echo chamber. The average Aussie has a very dim view of investors buying up homes and an almost palpable hatred of foreigners especially buying up homes. There's a special dislike for the entitled attitudes of property investors acting like they're being all benevolent by driving house prices up and deigning to make those homes available for 12 months at a time to the poors, and whining incessantly whenever talk of winding back property investment tax incentives comes up.

And that talk of winding back property investment tax incentives is very much coming up. If you're planning to invest in Australia just because you're offended that the New Zealand government is coming to terms with the fact that taxpayers subsidising property investors is immoral and must be stopped, then stay away from Australia too because we don't want your money.

It's called "the general populace" mate. The general populace that is sick of prices of everything going up, absolutely rabid over property investors hiking prices of even rental accomodation up by literally hundreds of dollars a week, while crying poor and having a whinge any time a government dares to introduce something even remotely resembling a tenant protection.

Also, if you want to talk about property investment being treated like any other business, it already isn't, and I bet you'd be apoplectic if the words "Capital Gains Tax" were uttered in your presence.

Yep lol. Maybe the landlords can sell to their tenants, problem solved, no more horrid landlords (tongue in cheek)

When the rabid frenzy was on in the house price boom, were all the couples lining up, all landlords? Don't think so.

You on the other hand, want to be upset about being denied an interest deduction that ultimately means investors can pay less tax, but then want to claim some sort of moral high ground about the country being dependent on you as a taxpayer. You need to pick an angle and stick with it.

Let's be accurate please. They are looking for the LMV (Landlords Medal of Valour) to be passed to recognise the heroic sacrifice that landlords have made.

No its called "The echo chamber you listen to and assume its everyone"...mate.

If capital gains tax were applied to everyone, I have no issues with it. And landlords already have it, they call it the bright line test, in fact they are the ONLY ones who have it.

No problems with tenant protection, I take great pains with new tenants to go through their rights, point them to tenancy.govt.nz if they have questions. For younger tenants I insist they have a support person, a parent, boss, whom ever to ensure that everyone understands and questions can be asked an answered.

Problem is tenants have low responsibilities, they are not required to have insurance (I did when I was renting), if they say damage is "accidental" they are not responsible, landlord is. Accidentally break something in a shop and you ARE responsible and now own the broken item.

Deliberate damage or theft , police have zero interest , "its a civil matter", steal a loaf of bread from the supermarket and the police are there pronto.

6 holes punched in walls, 3 doors with holes kicked in them, large penis spray painted onto a wall because "his girlfriend left him and he got angry" (She made a lucky escape !). Each piece of damage was an individual claim and had an individual excess, so the first $3000 was mine for the damage, but lost rent, unpaid rent was 100% mine and the bond did not cover it.It was cheaper for me not to claim the insurance.

I assume you would find someone doing that in your property would be unacceptable and they should be held responsible ?

Please tell me that you don't believe that behaviour is an acceptable issue for businesses too.

A tenant that causes the neighbours a great deal of stress (Loud music, abuse ,threats of violence ) is now difficult to move them on, it can take months. Would you be happy to be the neighbour of that situation ?

Heck even when you get a court order for damages , they shift, change employers and you never get to see a cent. Its 100% up to the landlord to track them down and take them to court again.

Had tenant who had to leave before her fix contract ended for family matters, she was only expected to pay rent up to the day she left, there was no 3 weeks notice required, she was gone 2 days later.

The family of 5 in my house I bought my kids up in has had $130pw total rent rise in 8 years, last time I was there was 2 years ago when they got burgled , they got 2 weeks rent free so they could buy their girls new underwear as the burglar had been through their drawers <YUCK>.

I have been involved in voluntary service for a large chunk of my life. Cubs/Scouts, voluntary ambulance duty, Cutting/stacking firewood for the elderly, helping build new playgrounds, etc.

BTW, I have an intellectually handicapped son, so I know what low wages looks like, what discrimination looks like, what abuse from "good people" looks like. I have seen him scared of going back to work as a gang of kids repeatedly ran though his place of work punching him calling him a retard. They were "known" to the police but too young to deal with.

I have spent a lot of time at work helping younger staff deal with bad landlords. I go though their rights with them and have acted as their support person.

I have spent a lot of time helping others negotiate their rights under the consumer guarantees act, fair trading act

I am a HUGE advocate of peoples rights, not their made up fairy tale rights, but the ones everyone has under the law.

I am also a HUGE advocate for personal responsibility.

I HATE bullies.

I HATE discrimination, singling people and groups out for abuse and punishment and I do not care for what reason it is.

When I do "perk work" for people, their cost is a donation to KidsCan , I don't need the money

When I have been given favours by people I have made donations to KidsCan in their name

The ONLY thing I expect is to be treated the same as every other business, nothing more, nothing less.

Stating being a landlord is "Not a real business" is just BS to justify discriminatory behaviour. The NZ government said Chinese workers in NZ were not "Real immigrants" and were denied voting rights, denied the right to work in a number of professions, the "general populace" had no issue with that either. Its kind of ironic that Maori had no such issues even while they also had to cope with a European invasion of their own. A very large chunk of "general populace" in the USA thinks Trump is a gift from god <Barff>, history is full of populist dictators who have committed atrocities against others with huge support from the population.

Australia took until 1948 to "allow" aborigines citizenship. It was also the right and moral thing to do when they took children from aboriginal families and gave them to white christian families. I spent an hour sitting in the walkway under George Street in Sydney talking to one such survivor, he was recovering from mental health issues, drug and alcohol issues from the treatment he suffered from. He was learning his ancestry and who he was in the world , I have a number of traditional paintings that I bought from him and we talked about what they meant, it was interesting to see the Aussies look at me as though I was mad.

So forgive me when I gag at discriminatory people who justify their actions based on the "general populace" and their preconceived ideas about people and groups because it fits in with the narrative they desire.

Then open your eyes to the huge damage to our social fabric unaffordable housing is having and plummeting home ownership rates is causing, and take some ownership of something that doesn't involve an 800 word rant.

Challenge yourself. Live into your own stated values. Try something different.

They have been opened, here is a few ideas.

NZ is in the top 20% of countries for wealth. We should increase all taxes by 10%, reduce all benefits by 10% and send that extra money to poor countries

Get rid of alcohol entirely, rip out vineyards. Alcohol causes an immense amount of cost and harm, no one should be allowed to profit from it

Get rid of accountants , they are just glorified book keepers who help businesses minimise their taxes, they are a non productive part of society

Have a flat 15% business tax, no deductions, and then we will not need accountants to fiddle the taxes anyway.

Get rid of "health stores" and their selling woo woo , if they can not prove the benefits of what they sell the same as pharmaceutical companies have to then they are just a scam

Get rid of charitable status of churches, they are just a pyramid scheme. Tax deductions of donations should be stopped, its not up to the government to fund religion.

Stop all tax funding of sports and arts, it just allows elitists not to have "real jobs"

Stop all motor racing, its just causing more climate change

ONE child per family, we need to stop out of control population growth, we should certainly not be encouraging it with Maternity leave payments

Compulsory Kiwi saver as a % of income, but everyone gets paid the same at the end.

Get rid of coffee, the green house gasses per cup are horrid, same with imported foods. Tax them heavily to help pay for climate change mitigations

Get rid of advertising , it should certainly not be tax deductible

Get rid of hotels and motels, the land can be used for real housing

Get rid of car parks and parking buildings, more space for real housing

Get rid of  driveways and garages in cities, use public transport or a taxi. This will allow for further housing densification.

ALL government fees/fines are based on a % of income. Car registration for a used car by a poor person should be WAY less than that of some elitists who has an electric vehicle that they got a tax payer funded subsidy for.

I am not sure if you are being sarcastic or if it's a real political position.

If it's a real position, I would say you have moved to extreme right side of the spectrum.

Where do we help pay for your medical procedure that will enable you to have a bigger finger to point at others ?

I mean I am sure that

You have no spare bedrooms at your house, there is a homeless person in it

You pay more taxes than you have to, "think of the hungry children"

etc.

Finding fault in others is the basis of racism, sexism, bigotry of all sorts.

Yes it is sarcasm used to point out the hypocrisy of others. We can ALL make justifications to pick on someone else for pseudo logical reasoning.

On the surface they all look reasonable and justifiable.
