I'm going to risk drifting off topic here, but there was a good article on Spin Off I think about the accommodation supplement, how it is driving up rents, and perhaps house prices. It's not something I'd really thought about. But the jist of it was: (I've made the numbers up)
I am not a trendy lefty by any stretch of the imagination but I am a big fan of state housing. Anything else is just a subsidy for private landlords who have already done incredibly well out of capital gains in recent years.

According to Realestate.co.nz, nationally, the total homes available for sale in August dropped 13.2 percent on the same time last year. The 17,974 listings was also down 7.6 percent on July, with nine of 19 regions hitting 13-year lows.
I saw a rental property mention a sale fell through.

The QV was $450K to $500K, on a 474 Sq meter lot, 120 Sq M floor
It's RV was $425
It sold two years ago for $290K
I offered the QV high value, $500K. The private deal, which would save him the 5% to 6% commission, $25K to $30K.

let me say again - QV ‘valuations’ are indicative of nothing, certainly not the market, and even more certainly not a hot market with low stock numbers.
If you are progressing a pricing strategy based on QV ‘valuations’ you will be off - way off if the QV cycle nears a re-appraisal.

There is currently a CGT on rental properties if you flip them within 5 years. It hasn't made a blind bit of difference,
