I'm not sure regarding the newish sub divisions around Alfriston but they didn't look too bad when I lived in the greater area, Hill Park is a bit older but generally nice, around Totara park is ok too.

 

I'd avoid Randwick Park and Clendon.

 

 

 

 

Thanks for these. We have a friend in the Gardens which seems nice too but a bit out of our price range.

 

I've heard about Clendon being a bit of a hole but not too much about Randwick, any other areas you would suggest to avoid from experience?

 

I've also heard that Mangere while socio-economically lower is actually quite peaceful/not too much crime.

Bump!

 

JUst this weekend we had a bit of a drive and look around and found some areas which were on the cheaper end and didn't look bad including some parts of Manurewa (mainly around Hillpark and Homai). Anybody have any experience in those areas?

west AKL gets much attention at the moment. west harbour or hobsonville is a beauty. + there're more development is happening around west gate. 

 

Te Atatu peninsula or south is another option with a few townhouses.

If your partner works at the airport, I'd say it's probably best to stick out south. 

 

West has some bargains (and it has its areas to avoid too), but the commute out south from West or North gets old really fast, even with the new tunnel and motorway links. 

 

Wattle Downs  - had friends that lived there for a few years. Nice area, nice houses (only about 5 different designs and they were all laid on the sections on different angles to look like they were all different). 

 

They never had any issues and my friend commuted to the airport daily from there. Primary schools were OK, but not sure about high schools. 

 

I have also had friends live in Takanini - again, some nice parts, which aren't too expensive by AKL standards. Schools not as good as Wattle Downs, from what I have been told. 

 

Papakura has some nice newer homes being built, but unsure of pricing. 

 

 

 

I've lived my whole life on the North Shore, so tend to have a skewed view of the city south of the bridge, but I am also quite enamored with the new builds in the North West (i.e. Hobsonville/Whenuapai etc).
