Thanks for that Dynamic, yes we did really like the house and location however the landlord has not been the most helpful with finding a solution other than putting more dehumidifiers in. I feel I have been more than patient with allowing for her to find a solution before she sent us an email pretty-much saying she is not going to spend the money to have somebody look at it. We thought we had something happening which by one email has all the sudden put us back to square one again. This is when we asked her to reconsider and then slapped her with the 14 day notice, I have never had to use that in a previous tenancy to solve problems as I prefer just talking to people than going all legal on them. I have given her the options you've said and she is really not keen on doing any by the sounds, just wants us to keep using dehumidifiers.
Niel: If you do decide to stay, then you can clean the mould but it will take a few weeks. SNIP

I thought they were supposed to be really cheap to run. I recall they used to be advertised to cost about 20 cents a day, and really they are just a fan connected to venting with a controller, so there isn't much to them. Dehumidifiers however have heating and cooling to them as well as a fan..

networkn: I really feel for you, I hate a bad run with landlords and some crazy people I boarded with as well. Tenancy Tribunal is your only option at this point, any advice here would be less legally useful than what they will tell you since they deal with this every day.
Keep careful notes of your interactions and do it as soon as they occur so they are fresh and more likely accurate.

It can be a stressful process (it's seriously worth it!), but I'm not convinced you should have to pay anything at all for this place (she may actually have to pay you your costs) and, you owe it to others to have it on record that this has happened. If nobody does anything, she'll just keep doing it.
I've been to the tenancy tribunal, the process was fair and did not favor either party. You just have to be able to prove everything you claim.
My landlord got quite a lesson in being a landlord. I left with a lot more confidence and knowledge about the renting... but it was probably (hopefully) my last rental.

andrewNZ: Oh, be sure to have transcripts of the phone calls so you can quote parts of them if needed, there will probably be no opportunity to play them. The mediator at mine was in no mood to muck around.
I've got full transcripts of the phonecalls so we can refer to them in the tribunal as well as the files sitting in Onedrive just in case.

I'd send a formal letter advising her of her obligation to give you 48 hours notice (or phone for verbal approval) immediately. That's not on.
