mckenndk: What does your insurance company think of people coming in to look at things they want to burgle from the property at a later time or when no one is looking.

I would make sure you are covered contents wise as there is usually some ruling that people let into your house are not covered as burglaries.

If there are any extra premiums get them to cover them.



Good queston. I believe that you are not covered (I asked the question when we were selling) as it is the same as a guest stealing from you - those looking through the house have been "invited in" - albeit not by you!

I could be wrong, and it may vary between insurance providers.

currently they want sunday 10am for 30 minutes every week. PITA !

i feel violated and cheated and i get nothing out of this but paying $500 a week for them to sell their house.


I'd absolutely say that fortnightly is completely reasonably, and ask for a different time if that one doesn't suit you...

It's entirely possible they didn't know when they signed you up they wanted to sell it, peoples circumstances change, sometimes suddenly. 


dont patronise me, im paying rent here and signed up under the condition the house was not on sale. of course i understand their situation. but if you dont think your sunday morning being interupted with a disabled person to look after is a hassle, thats your "opinion" which you dont need to push on me.

let alone the security factor.

so yes pal, i have a problem with it, which the most on here seem to understand.

currently they want once a week. i wanted to suggest fortnightly and a discount rate of 1/14th. its not like a purchaser needs to see a property that day. if they do they should vacate the property and cut it as their own loss not the tenants.

Bottom line is, them asking for 1 hour from 168 isn't unreasonable and if you don't want "opinions" then don't ask for them in a public forum. The fact you don't like my opinion doesn't make it any less valid.

As others have said, if you aren't happy with the time, have a reasoned calm conversation with your landlord and suggest an alternative time, factoring in your difficulties.

its your tone, its the way you speak to people not your opinion. your opinion is that it is unreasonable for me to ask for fornightly viewings when im paying the full rent. the contract i signed is not what i am getting now. so i will ask you keep the patronising to yourself. having tact applies to the net just as it does in real life, that was my point.

if you took a job for $10po, then 2 weeks later the business is doing badly, you think its fair they pay you $9po?

of course im open to being reasonable, but the nature of my lease has changed and i am risking losing my valuables. that seems fair to you, you are a VERY open minded person.

From the other thread it seems like you don't need to agree to open homes, but to be 'reasonable' you would need to serious buyers coming to visit by appointment during an agreed period weekly. 

The rental laws in NZ are seriously slanted towards the landlord. When first arrived in NZ were looking at both renting or buying, some of the houses we looked at renting were on the market a few months afterwards. Would not have liked being forced to look for a new house with a baby and a kid in another new school so soon.

No offense intended, but it sounds a little like you need to put yourself in the OPs shoes. 

I can completely understand that if you rent a house, pay agency fees, etc, etc then weeks later find that you're going to have strangers traipsing through your house on a weekly basis along with the potential uncertainty of where you will live after it sells... well I wouldn't be too happy either!

yes i agree Jon. just a great big bubble too.

fair is fair and i want the landlord to sell the property as they are not bad people. but changing a contract requires negotiation and i dont think the agent ringing me to tell me how its going to go down is fair without consulting me.

is there a law on the minimum amount of access I must allow?

id be ok with fortnightly during the week with a rent reduction.

The open homes are nothing, wait until the Real Estate Agent shows up on your doorstep unannounced, or rings you 10 minutes before, or comes in while you are out (and leaves a card on the kitchen bench).

Then you can feel violated.

I'd agree to open homes 9half an hour a week isn't too bad) and tell them no to visits at other times. You can't have it all your way - the Landlord has rights too.

well as a prior landlord i disagree, i think they are extremely favoured toward the landlord. nz needs housing reform. but thats another topic.

all i want to know is if i have to let them through my house tomorrow morning to take photos and look around. i would have thought more than 24 hours notice required.

didnt say i wanted all my way, but signing a lease and 12 weeks in losing $500 letting fee is not exactly fun. what suggests i want it all my own way. i pay rent on time, i look after the place very well. i do everything in the lease. so how am i getting it all my own way?

as i said, i want the landlord to sell if thats what they want. but i want to know what my rights are not theres.

do i have to give access within 24 hours, do i have to agree to weekly access? is there actually a law? or is this archaic unwritten ambiguous nz?

I would have guessed they should have given you the same notice as an inspection - i.e. 48 hours.  Also note that you're apparently within your rights to refuse to let them to photograph any of your personal possessions. 

TBH KiwiNZs suggestion is probably the best though, otherwise much of what you're going to get here is guesses, theories and opinions...
