WanaGo:

Hi Guys,

I am wanting to build a garage/workshop at the rear of my property, which will, unfortunately, be very close to the boundary.

My neighbours are good and there is no light impact to them and I am sure they wont have a problem with this. Assume I have their permission/blessing for your responses.

I can access the rear of my property down the side of the house, which is a 4.3m gap from my house to the fence/boundary.

I can only place the garage so the entry basically leads directly into the single garage door. The plan is to have the garage a double, but it will be single entry with workshop to the side.

Is it possible to get building consent if you are say 0.5m from the boundary, if you have permission from the neighbour?

There is no neighbour building next to my new garage location, just bare land.

Does firewall etc stand if there is no building next to the one I am proposing, ie do I have to make that wall fireproof, or is that only the case if the neighbour has a building right over the boundary?

This will be a stand-alone garage, not attached to the house as such, but I do plan to put a covered walkway between the back of my house and the new garage.

Sorry I hope this makes sense.

Thanks

Call Wellington City Council and ask to speak to a Duty Planner. They can give you the correct advice over the phone within minutes and at no charge. I can generalise and wax lyrical about what Christchurch City Council will let me do, but that is of no use to you in Wellington.

A quick call to them and you will have your answer.

I replaced my old single garage and carport (neither of which I could park a car in due to width and closeness to bank) in Karori with a new double garage. I lengthened the garage for storage/workshop area/fridges/boxing bag. The lengthening meant the new garage is approx 15 CM from neighbors fence instead of 1.2 meters.

The wall facing the fence had to be a firewall as it was less than 1M from boundary - it did not matter there is nothing for 5M+ on neighbor's side.

I had to get a resource consent due to (a) ground coverage exceeding 35% and (b) light plane - the garage broke the allowed light plane with the ridge of the roof being approx 3.2 meters high 15 CM from boundary.

Neighbor signed off on plans so basically the entire resource consent was simply a council revenue gathering exercise.

Thanks for all the input everyone.

Some good stuff here. Ill make contact with Wellington Council first and talk to the Duty Planner and have a general chat. And then I will draft up a sketch myself and go in and see them in person to figure out the next steps and what is likely required. Then move to offical drawings etc and whatever concent is required.

Many thanks everyone for giving input, its appreciated.
