House is about 50 years old and all piping is PVC.

Plumber here and he things the inlet valve betwedn mains and cylinder is faulty as it is not reducing the pressure. He is off to get a new one and we will see how that goes

OK after three plumber hours we have success. There pressure valve was not working so it was showing full mains pressure into the house. Her replaced that and then in testing the tank release valve to prevent over heating needed replacing. Once that was comes he asked pressure to a reasonable level. As he pointed out the higher the o pressure the more water usage the higher the e water bill. All seems ok now
