That's not damp, that's infiltration.  The landlord is out of her mind not getting a plumber in to investigate.  She's likely to have a wall or ceiling collapse at some stage.


I am wondering if she simply can't afford it. I am NOT making any excuses for her, the situation is obviously unacceptable. Yes I do know, and she may well know she is avoiding short term expense in exchange for longer term higher costs, but it may be her only option.

I really feel for your situation. My advice, if you can afford it, is to find somewhere else even if you tempoarily pay in both places for a short time and let the tenancy tribunal deal with it. These situations can be extremely sapping both time wise and emotionally.

I really feel for your situation. My advice, if you can afford it, is to find somewhere else even if you tempoarily pay in both places for a short time and let the tenancy tribunal deal with it. These situations can be extremely sapping both time wise and emotionally. 



Totally agree and this is what we're doing. I am currently staying at my partners place and now have grown to really like her 100mbit unlimited Telecom UFB, it'll be hard to match that heh. We are currently hunting for a new house and ensuring it is indeed dry before we even sign the papers to attempt to get it.

People do get to a position where they FEEL they can't afford doing the right thing, and need help in making the decision.  Often this happens when other things in their life are also going wrong.  The tribunal will deal with it appropriately.  You should get paid for reasonable expenses, don't expect compensation for stress etc.  And a kind word afterwards can make a huge difference in the situation the landlord might be in.

You are talking about a symptom, not a cause.  I've been there, paying half our mortgage out of our credit cards for 6 months and working 2 jobs for a couple of years.  We are going off topic.

Out of curiosity, could you post some photos of the outside of the house of the area where the leak is occurring? My bet is the house is plaster cladding with taylor fascia spouting.

I pity the next person moving in, and uncovering the wet, but have the fortitude as you did to deal with the situation .. Pity the rental cannot be put "on notice", just as there is a bad renters list, there should be a bad rental list ...

If you have a mortgage on the house the bank has a stake in protecting their asset.  If it's infiltration then it would be a strange bank that didn't help you deal with .  If it's a leaky home then you need to get a claim lodged before time runs out.
