That's not damp, that's infiltration.  The landlord is out of her mind not getting a plumber in to investigate.  She's likely to have a wall or ceiling collapse at some stage.

I am wondering if she simply can't afford it. I am NOT making any excuses for her, the situation is obviously unacceptable. Yes I do know, and she may well know she is avoiding short term expense in exchange for longer term higher costs, but it may be her only option.

I really feel for your situation. My advice, if you can afford it, is to find somewhere else even if you tempoarily pay in both places for a short time and let the tenancy tribunal deal with it. These situations can be extremely sapping both time wise and emotionally.

People do get to a position where they FEEL they can't afford doing the right thing, and need help in making the decision.  Often this happens when other things in their life are also going wrong.  The tribunal will deal with it appropriately.  You should get paid for reasonable expenses, don't expect compensation for stress etc.  And a kind word afterwards can make a huge difference in the situation the landlord might be in.

Aredwood: Out of curiosity, could you post some photos of the outside of the house of the area where the leak is occurring? My bet is the house is plaster cladding with taylor fascia spouting.
