It also comes down to your management style - if you are meek and timid, you need a property manager.

 

 

I needed a property manager for the opposite reason.  I'm a grumpy sealed when dealing with fools.

As a tenant, a manager is less emotive and more clinical to deal with (if you can actually get them to respond!).

 

 

As a tenant I prefer to deal directly with the landlord because once you've been in a place for a couple of years the landlord has confidence that you aren't wrecking the place and is therefore less inclined to invade your privacy every three months.

Yes, I've has this simply for complying with the terms of the lease. It was obvious the property manager had not had compliance from many tennants and the property manager had not contracted the work the previous tennants should have performed. A saving for the landlord, not great for tennants.

Watch that TV show ' Renters ' and see what they have to deal with

 

 

 Now, now, they say at the start MOST tenants are good, the few who are not make interesting TV. Who'd watch clean, tidy place and PMs sitting in the office saying oh everyone is on time and up to date with rent.

 

 

 

Just had last visit with Dr, as we are moving, she told me I am amazing.

 

(I think thta's just I rarely bother her)

At my rental recently:

 

Tenant wanted to fry some chips - put a pot of oil on the stove on high, and decided to go to the toilet. Fire started. Massive damage to half the house. With the precedent set in court recently (18 months ago?), this is considered nobodys fault. Just an accident, whoopsie!

 

When this same tenant moved in, they paid 2x weeks rent in advance. After moving in they simply didn't pay the rent for 2x weeks, and asked to use the advance. This is actually perfectly legal and allowed too. They never caught up 'in advance' again.

 

When this tenant moved out, 21 days before the move out date - they simply stopped paying rent. Funnily enough a tenant has to be over 21 days behind in rent to take them to the tenancy tribunal for arrears.

 

They often had sacks of trash stacked up around the property - the council wouldn't collect the bags of rubbish because they were overweight for the stickers purchased. Unbeknownst to me this tenant did some landscaping around the property and used their rubbish as 'landfill'. Now there are rusty cans and cigarette lighters popping out of the soil around the yard.

 

Interestingly they had fibre installed (i'm happy about this) - but they never got my consent. It would have been nice to be consulted because the chosen install was pretty weird.

 

Hmm...

 

 

 

To the OP, you sound like a freakin saint in comparison.
