sonyxperiageek: I have been looking up homes for sale in my area this month, just to gauge what the house prices are going for around this area. Saved a couple of houses earlier this month, and I'm already getting notifications on nearly all of my saved houses as being sold! It's crazy man!

I don't think house sales will be flat at all, this December/January period!


May I ask which area of Auckland, if in Auckland?

Are they new builds? Mine is about to be finished so just seeing what the market is like for homes close to finishing.

The ones I were looking at weren't new builds, but they look to be recently renovated. One of the properties I was looking at (down a shared driveway, 3 bdrms, ~103sqm total) had a fixed price of $789k which was rare to see especially in this market! Was pretty tempted myself, but I guess I was too late.

I was looking at house prices in Auckland and compared to places like Wellington, and Auckland prices don't seem dramatically higher anymore. I think the rest of NZ has caught up. It is madness out there, and almost nothing worth buying is on the market at the moment, and just a general lack of supply. Good new listings I have seen are snapped up within 1-2 weeks. I would be wary therefore of houses that aren't selling in this market, and some of those are likely speculative, trying to see if they can get a high price, but no strong intention of sell unless they get an amount with 'snow on top'. Some are probably succeeding, but it also comes down to what the banks will lend on, and their own valuations. eg if a seller is trying to sell for way above what banks will lend on, then it maybe difficult to sell, and investors won't overpay if the numbers don't stack up. But then there are some cash buyers out there, who have to move their money out of term deposits. It is probably the strongest sellers market I have seen.

That does seem quite cheap for Auckland these days. Wasn't cross leased? Guessing an investor snapped it up with those stats.

Nah, it was freehold. I've noticed most suburbs out this way in West Auckland are slightly cheaper than the rest of Auckland.
