timmmay: I don't think I want to pay over a thousand dollars.

The roofer has replied to my email saying that hole needs at least a fixing screw in it. He's also asked me how many sheets need to be replaced. I've suggested he decide, I don't like being on the roof.

While the job his guys have done isn't tip top the boss/owner is reasonably responsive. I think we'll resolve this to my satisfaction in the near future.

Things often go wrong, but when a company follows up and puts things right that's almost as good as doing it right the first time in my opinion.


You are best to sort it out with the roofer, and am sure you will get it sorted, so both parties are happy. This type of problem though probably does 

A professional roofing report does cost, you are probably talking about 10 hours of work with writing the report and travel and inspection etc, so you can see how it all adds up. But I deducted it from the amount owing to the builder, so didn't end up costing us in the end, and in the end it resulted in the roof being fixed upto standard. You would only get an inspector as a last resort if they didn't come to the party. The benefit of a pro report is that it is impartial, and it is a pro who is carrying it out, so a roofer can't really dispute the points it picks up.

Hi Tim,

Glad to hear that you have had some work fixed up today.

The sheet with the screw hole needs to be replaced as frosts will will cause the poo to fail. At a beer minimum it needs to have the poo removed and a small amount put around a rivet before it's inserted and popped. You don't want a screw as I'm guessing there is nothing to fix to under the hole if they did dent put a screw in. A screw even a 25 fixing screw. Will eventually work it's way loose if it's not into thicker gauge steel or timber.

Is there any way you can hose the sheet that has swarf on it, Even from the ground?

I think that it's fair to request the sheet that has been touched up in at least 6 places be replaced as well.

Get the roofers to wind down all the screws and fix the worst of the ones that are popping out the side. This is caused by the screw not being at a 90 degree angle to the point of penetration and really easy to fix.

The dent in the sheet is a nail that was missed when they stripped the roof, easy enough to do but the sheet ideally needs to be replaced.

The aqua seal around the toilet vent looks fine as long as they have pooed around the top, I can't really tell from the picture.

If we weren't so busy I would offer to jump on a plane and take a look myself.

Apologies on the late response. I've been rather busy.

The screw hole filled with gunk should have the sheet replaced if there is no supporting framing to screw in to. An acceptable alternative is cut then silicon seal another small square of roofing iron that has a full peak (trough to trough) over the hole. This can be used on the small dent also.

If there is framing below the hole then use a screw and washer one size larger than the original. Do the same for all screws that have been over tightened or have ruptured washers.

Those larger touch ups will be visible in the future as a different shade. You do not have to accept it.

Poor some water on to the high side of the boot flashing. If the water can't drain off but sits (ponds) then it needs adjustment. It may need a back flashing installed that runs to the ridge. The back flashing stops rainwater entering the troughs above the boot so no ponding can occur.

Lastly - you can install a witches hat over the pipe vent. It stops excess water entering while still allowing ventilation.

Thanks Gazbo. I haven't heard from the guy since last Thursday, or gotten an invoice, I should probably get in touch with him some time. The job's good enough for now, it's probably not going to leak, but it definitely needs some attention.

Larger screws where they were done wrong is probably a good idea. That means they'll need to order more screws. He'll love that.

No idea what a boot flashing is though.

No worries. The boot is the diamond shaped flashing at the bottom of the vent pipe.
