If I read your first post correctly, the 'new' agreement doesn't take effect until Thursday, so would you have to pay a breakage fee for something that hasn't actually started yet? Sounds like you're dong the right thing by talking to them now.  You obviously don't have much time.  Can you talk to ANZ directly or are you dependent on your broker to move quickly as well?

 

 

Your are right,  I don't think paying breakage fee make any sense either, given it's not event started yet. I'll wait for my broker to comes back to me, not impressed, but still trust them, to a degree.

En, got called from my mortgage broker, inform me that there is paying a NUR of $5 required from ANZ, apparently bank still need cover it's cost if I ask for a better deal later if I already signed a contract to commit for an old deal. I decided go ahead, paying the NUR and get the new rate.

 

It not ideal, but still reasonable consider in other situation, by signing the contract I could be protected by a last minute rate hike.

I locked 4.15% on Friday for 1 year with ANZ. Checked the bank website on Monday only to find out the rate has dropped to 3.95%

 

Called the bank to see if they can change it to 3.95%. At first, they told me I will be charged to NUR so I asked them to caluclate it.

 

5 minutes later they said they won't charge it as there was a very little delay in the time it took me to ask for a better rate.

 

 

 

Got an email 20 minutes later that they have locked me at 3.95% for 1 year.
