Seems like the disc has a physical defect. Try having it cleaned (JB Hi-Fi offer this service in their games department)

UPDATE: Problem solved!

Using the program "ConvertX to DVD" (from VSO-Software), it completely rebuild the video files from the original .IFO.

Sometimes using a different DVD drive will work.
