So if you live far from the exchange, then the cable length is the problem. Different modems will perform differently on those long lines. I think it was @hio77 that did some experimenting to work out what was the best modem at that distance.
Looks like the Chorus map is not correct then - you'd never get >10Mb/s with downstream attenuation that high.

The Chorus mapping data doesn't back this up though. Yes it's possible there is an error, but these aren't that common. If the Chorus data is correct your issue is almost certainly a wiring one.
None of us can really offer any advice beyond this without knowing your exact address as it would be very easy to see exactly cabinet/exchange you are connected to, and the distance from it.
Looking at the many previous threads that you have started for essentially the same issue, have you taken up anyone's offer to look at precisely which cabinet you are connected to, and what your expected speed should be?
If so, then there is nothing more you can do to get a faster fixed line connection at this stage. Either wait for fibre (looks like some of Oratia gets it), or go with a wireless solution instead. Did you ever get @coffeebaron to check options for you?

Yes I have in fact, Compass doesn't work here (the wireless option), a splitter didn't improve speeds(its still installed), Spark Wireless *should* work in theory but we've had techs come over and its not feasible. Believe me. I've tried every last suggestion but now I've given up and I was just asking why my new and supposedly new modem wasn't performing as well as my old one.
Yes, the speed I am getting is the expected speed at my address. I've discussed this with Spark's tech team over the phone many times.

After looking at the OP's address I'm still not convinced that the problems are just distance related, but don't have the ability to see any data that should prove or disprove this. Somebody at Spark would be able to see sync rates of nearby customers so it'd be interesting to know what they are.
They're one of about 40 premises that are connected back to the exchange beyond the cabinetised areas so the numbers don't stack up for a cabinet. Distance wise however looking at both logical and illogical MPF paths I'd only pick the distance at around 3km, which should certainly have far lower attenuation than that. It could just be bad copper, or it could simply be bad pairs.

I'm guessing one of the >10Mb ADSL areas direct from Waiatarua exchange. With a genuine 52dB attenuation, you would think even further away, well outside of a 10Mb zone. As you say though, need sync rates of nearby customers, or someone with local knowledge of cable routes and condition. OP does say he's already liaised with Spark regarding this though, so would have thought that is an obvious thing to check.
