I have a friend from overseas looking to move them and their partner to Auck CBD for work.

Having been out of the country for ages and not having spent much time in Auckland, I was hoping for some advise to pass on.

They want somewhere thats a quick commute, meaning sub 20 minutes and cycleable if possible.

They also want a safe, friendly, good vibe suburb.

Their budget is up to $500pw for a 1 bed for $550 for 2 bed with garage.

I thought Orakei but not a lot of places around there.

What about inner west?

I see that you have had no response to your query after 5 hours.
This is probably because people are being kind and sheltering you from the awful truth.

There is no such thing as a 20-minute commute to the Auckland CBD - it can take that long just to get onto the motorway.

To get to the CBD in 20 minutes you have two options that I can think of :

1. Live in the CBD
2. Live at Devonport (trendy and very expensive) and commute by ferry (with bicycle).

Population density, property values, and rents are sky-rocketing, so your friends will need to do a lot of careful research.

Disclaimer: I have not lived in Auckland for two years, but I used to live on the North Shore. I walked to work - it was quicker than driving.

Easiest way to get an idea on rents vs locations is to go on to TradeMe and look at places for rent there.
They have a map view too so you can get an idea of viable locations based on your friends criteria.

Based on recent house hunting and wife's experience of working up there I would say that there is a significant mismatch between budget and requirement.

Ponsonby, Parnell spring to mind as fitting the criteria but I doubt they fit the rent budget.

Another option. Have a look at houses near the northern busway on the north shore. The busses run every 3 or 5 min during peak times. This means you can get the cheaper rents from living further out from the city. Yet still have a reasonably quick commute. As the busway is a road that only busses and airport shuttles are allowed to use.

Pukekoe is cheap (relatively speaking) and the surrounds are nice (we found some awesome properties for sale around there and I am sure there are rentals at far less than CBD type rents) and there are regular trains, but it takes longer than 20 minutes.

West Auckland is more than 3km away from the CBD and they wouldn't like that motorway.

Many of the houses in the inner suburbs are older and those won't be as warm as they would expect.

If you're lucky, you might find some places in Mount Eden South going towards and into Sandringham\3 Kings\Mt Roskill that fit the budget. More than 3km but there are plenty of cycle routes and public transport up Dominion Road\Mt Eden Road is decent these days. I'll PM you the names of a few roads around us which might be worth looking at.

If there is no need for backyard/garden etc and being close to CBD is imperative, look for apartments in CBD.

Once they got used to Auckland, they can always move later - most of the tenancy in Auckland is for 6 months.

$500 budget for one/two bedroom apartment is easily achievable.
