Actually heard great stories about landlords doing long term leases to Housing NZ.
Of course Housing NZ take care of all the work and any repairs.

Klipspringer: My rule of thumb, never rent to someone on WINZ ...

That's a bit harsh .. there are some vey good tenants that WINZ provides for .. I've had two sets of tenants in the past that were WINZ clients, but they were not your usual dross, these were invalid beneficiaries - one was a vietnam vet, with a slight dose "shell shock", and the other was slightly on the schizo side. WINZ vetted these tenants, paid the rent on time, and attended to any issue that the tenants caused.
Nothing was broken, smashed, or anything like that - just a couple of unfortunates that society didn't have a place for. They were excellent tenants.
A friend of mine, she cannot work as she has severe epilepsy, and WINZ does pay for her accomodation, and she keeps her place and gardens immaculate - not a thing out of place - could be a bit of OCD in there as well ..
But these are genuine people in need, usually on an invalids bennie. And no associated bratlings ...

The problem of course is, as a landlord, you don't know which segment they are in until it is too late to do something about it. I'm guessing WINZ isn't interested in taking on liability? 

I'm a renter too.

surfisup1000: Treat it as a learning experience. 

As soon as a tenant is 2 weeks behind in rent, start eviction proceedings against them. 

Don't feel sorry for them as you can't tell if they are telling the truth or spinning a story. 

I had the worst tenant in my place, pretended they had cancer and other stuff. 

Learn the rules, or find a good property manager.ie, one that does inspections and has checklists for commencement and termination etc.

The big lesson? Always credit check every tenant, and check references thoroughly. 4 weeks bond, no exceptions, preferably in cash and not through WINZ. I figure if they can't save to pay the bond themselves then they will most likely be trouble. That may sound harsh but this is only one of many tenants from hell that I have had, and the common denominator in all of them was that WINZ paid their bonds. If they have no investment of their own in the tenancy then they have nothing to lose and no reason to keep the place tidy. They just bleed you dry then move on to the next sucker landlord. They are like the ultimate parasite.

Good tenants, however, are worth their weight in gold! I finally have good tenants for all my properties and I hope they never leave.

My tenant got help from WINZ and all was well for about 5 weeks. Then he told WINZ he had a job and they topped paying his rent a week early without telling him. So he thought they had paid. I thought they were going to pay and they hadn't told either of us they weren't going to. Since then the whole thing has been a waste of time.

They all do it these days.
You get the odd ones out there that don’t. A letting fee is most definitely the norm for tenants to pay.

I hear its even worse up in Auckers, in popular areas the property managers will get you to fill in a full rental agreement form before you even get to view a property.

It makes sense.

There are a lot of dodgy tenants out there. Property managers like to know who they are dealing with before waisting time. I don't actually blame them.

Before you view the property?  I've just taken over a new rental and we spent some time looking at different places and we didn't encounter this.  In fact we found it quite easy to find a new place, but then I guess we're the ideal tenants (professional couple, no kids, never missed a rent payment, etc).

That was our experience in Wellington, we have a cat and they didn't care. We had the agents/property managers ringing us to ask if we wanted places we had seen about an hour before.

Yup, we viewed a place in the late afternoon and by that evening we had the landlord offering it to us.  And yet everyone tells me the market is very tight at the moment...
