Other things to consider. If you are moving to Central, South, or East Auckland. You get a cheque in the mail ounce per year. For a couple of hundred $ or so from the power board just for having an active electricity connection. But you don't get that cheque if you live in the Shore or out West. As it was a different powerboard area. And that powerboard got liquidated and the value paid out in shares in the early 90s.

Also there are lots of urban areas that don't have piped natural gas. (such as my area). And yet there is natural gas in places such as Warkworth. Since Natural gas is about 1/3 of the unit cost of electricity in Auckland. It can make a big difference to your costs if you have a large household. (Lots of energy used for hot water ect).

Wade: If proximity is key, Mangere Bridge would be worth a look, real close to Middlemore, great suburb, great schools, great people but no UFB until next year (I think, that said I'm getting 50/10 MB/s on VDSL)

Yea i live there too :) pretty much the whole area is VDSL capable.

i drive from the bridge to devonport every day (32km). leaving before 0715 = 35mins leaving after = close to an hour. on the way home at 4 its about 45-50 mins.

if there is an accident or congestion it takes about 30 mins more

What's with all the TimA hate??

I just have to mention, living in Franklin (aka sou-sou-Auckland now :( ) that most of trademe lives in the shore or blockhouse bay, so if that's your thing +1 for the northern suburbs...

HOWEVER, if you want to live long and healthy, try live south of Manukau, as there's MUCH less traffic to Middlemore from this side :)

We're south of Manukau (but not quite Franklin), and I wouldn't live any further north of where we are if it could be helped. Everything is just too busy. I guess that view could change if the wife or I had to work closer to the CBD but I hope that never happens! ;-)

I might have missed it but discuss the option of transport too. Bus/Train/Car/Bike/Motorbike/Ferry or a combination of all of the above. As everyone has said traffic can be dire, but if you're on a bus or train then you can get a bit of other things done while you sit there. Sitting in a car is wasted time unless you're into audiobooks. Motorbike 'can' shorten your life expectancy while a bicycle could go either way. I've survived 2 wheels for 5 years and never been held up by traffic.

Just thinking about it, If you are working in Middlemore as in the hospital, you should be able to get a bus from Albany to Britomart and then a train directly to outside Middlemore. Not that clued up on public transport north of the bridge, so someone should correct this if it is wrong.

Not sure how far North it actually goes, but the "Monthly pass" that will take in the Britomart to Middle part of that is $190. I know it goes as far north as Smales Farm , and probably further.

Edit - Piqued my own curiosity, that pass goes as Far as Albany North, Waitakere West, and Drury South......

This maybe stupid but is the move to further your career or just for more money for the same job?

Because if it is the latter have you weighed up the opportunity cost of such a move. This involves money and time.

Timewise you could expect to spend up to 450 extra hours a year commuting which means time not doing something else be it for leisure or monetary gain.

Also will the added costs of living in Auckland be covered by the increase in salary and by added cost I am thinking of both cost of living and mortgage costs.

Agree, the train is a good option if you like the idea of reading and relaxing before and after work. Sometimes they even run on time and get you to work without something breaking down.

You could also consider anything close to the western train line, which would get you to Newmarket where you could switch to a train going past Middlemore.

not true i work 8 till 4 and generally have no issues

been doing south (onehunga/mangere bridge/takanini) to devonport for going on 7 years now and its not that bad. generally less than an hour in the evenings unless there is a crash, most days its 45 mins or less, and of that ~15mins of that is getting from devonport to the motorway at esmonde road. mornings is 35 minutes with very little variation untill 715-730 where its another 5-10 minutes.

there is bugger all traffic/delays on the bridge north bound in the morning, the delays come down by greenlane or on the feeder roads to the on ramps, 730-8am normally.
the northern south bound over the bridge normally gets busy about 430-445,

Public transport from north to south is time consuming and it is costly, it works out to be longer than in a car, and also when the sums are done more expensive. + i would struggle to get to work on time with public transport.

But at the end of the day its up to you what you can handle, some people enjoy public transport, some dont. there are a lot of factors that affect peoples decisions.
