Having spent about 6 hours on the tractor mowing and so on, had the gardener doing weed whacking all day Sunday and SWMBO doing the inside, we finally escaped to a local cafe just as the agent turned up.

25 minutes later, I got a text saying the potential buyers had not shown up, and he could not get them on the phone so we may as well come home...!

I can just imagine the "translation from reality to fiction via RE agent" that probably went on for that to come together so (in)conveniently.

OK - through BS translation machine from real estate agent speak:

"Buyer" probably made half-hearted inquiry and said they "might" drop in to take a look.

RE agent knows that it's only a 50:50 chance, but with the size of commission on offer, it's worth a punt - only half hour of his/her time.

RE agent wants the house as presentable as possible to maximise possibility of sale in case potential buyer does turn up - but is hardly going to incentivise seller to waste weekend by saying it's a loose arrangement made on a phone call.

RE agent has been to "motivation" classes teaching that "there's no such thing as problems - only new opportunities created". Uses that wisdom to console him/herself that it wasn't a wasted half hour, but the failure of the arrangement can be used as a tool to talk-down the seller's price expectations, increasing long-term the chances of a sale. So in their world - the half hour wasn't wasted at all. In fact they hope the client is overwhelmed by huge efforts being made on holiday weekend.

It transpires that they thought the agent would confirm the time and he thought it was confirmed. SNAFU for round here.

Personally if I wanted to look at a house I might buy and I had not heard from the agent when I thought he was due to confirm, I would call him a day or two before and check it was still on, but that is just me.

We now have a confirmed re-do for a week on Friday. Could have been today but sadly we are busy elsewhere so cannot really do it. Annoyingly that means all the mowing etc will have to be re-done.

Still, house has been on the market 2 years so what's another week.....

That's why I tell people that things are not confirmed till I share a google calandar entry with them for the thing. Too many people say "I might drop around this weekend" and take that as "Im coming over so you better be home" which really annoys me.

Agreed. I expect reasonably formal arrangements to be made to visit our house. I do not insist on Visiting Cards or RSVP invites copperplate engraved but I do not appreciate random drop ins...

That's a cultural thing. "Dropping in" unannounced was/is a kiwi thing - not a pommy thing.

It still happens, at least at our place. Informal dinners, even parties. I wouldn't have it any other way. Even some new neighbours, who've arrived from the UK have warmed to the idea. They've also struggled with the relative lack of a class system here but are getting used to it. Commented that they didn't feel comfortable at first at the odd party we had, with the mix of friends, as they "wouldn't normally mix" with people of that class/profession in the UK. (Not me/us - I've got no class at all, just know some classy people, by accident mainly - perhaps some classy people collect odd folks like me)

I like the "NZ way".

I guess being a serious introvert, having people randomly invade my space is about as far from being welcome as it gets!

A quick phone call - are you up for a cuppa or whatever - is not a problem in general and happy to get the McVities chocolate digestives and Yorkshire tea out - but unannounced? No thanks..unless it's an emergency or something, of course or you are one of a select group of people I have known for several decades but none of them live in the southern hemisphere so not very likely without warning!

Was up in Auckland (from Dunedin) working for the majority of the weekend.

Had Monday off though so walked around the CBD and also headed out to Mission Bay

I went to Armageddon on sunday despite having a slightly sore throat. Ended up with a massivly sore one which made monday and tuesday a write off for getting anything done.
