MurrayM:  I guess we're the ideal tenants (professional couple, no kids, never missed a rent payment, etc).

That was our experience in Wellington, we have a cat and they didn't care. We had the agents/property managers ringing us to ask if we wanted places we had seen about an hour before. 

Yup, we viewed a place in the late afternoon and by that evening we had the landlord offering it to us.  And yet everyone tells me the market is very tight at the moment...
