mattwnz: A few things you may want to keep in mind is raising sea levels, and earthquakes/tsunamis. Especially in the lower lying areas, and the higher risk liquefaction areas. It may not affect people in their life time, but things like insurance premiums may rise in the future or other problems, which ultimately affects the value of the property. If I was buying around the Wellington city area, personally I would buy in the hills or in the higher blocks of land.
Making sure it wasn't one of those crazy houses perched on the side of a hill that will slide down like a Death Toboggan in The Big One.....

I live near the airport and notice plane noise more when visiting in northwestern suburbs that the planes drone over on the landing approach.
I was going to make a similar comment. I don't live in Wellington but I'd say the suburbs around Newlands probably hear more noise than many residents near the airport.

Jumping in on this one. While I am well and truly biased as a born and bred Wellingtonian, Wellington is an awesome place to live!
The hospital isn't that far from the CBD, however the last thing you want to do is go through the CBD at peak hour on your way to/from the hospital. You're therefore looking at the Southern and Eastern Suburbs - realestate.co.nz and trademe have options to look just at these ones.
Mt Cook, Newtown, Berhampore, Island Bay, Kingston, Mornington and Vogeltown are probably 10 minutes (max) away from the hospital - and have others have said, if you're on a good bus route (the number 1 from Island Bay through Berhampore most likely) there's really no need to drive.
There are really good pre-schools and primary schools in these areas (our kids are 5 and 7). For some reason, it's a hotbed of Montessori schooling - it's probably not for everyone buts its worked amazingly well for our kids.
Zoning for colleges is potentially a little more hit and miss. Wellington College and Wellington Girls are popularly thought of as the "best" Wellington public schools, but you probably need to be looking further west to guarantee that zoning (Brooklyn usually is zoned for both and wouldn't be a terrible commute). That said, there are some other good college options too.
Other suburbs further east are still good bets (Kilbirnie, Hataitai, Roseneath, Lyall Bay, Rongotai and the Miramar Peninsula) but will take longer to commute. Kilbirnie and Lyall Bay also have frequent buses that will go via the hospital.
The Wellington cafe and local shop scene is pretty awesome in these areas too. We live in Berhampore and the Berhampore and Island Bay village shops are just awesome. I can't recommend James' work at Baker Gramercy highly enough.
Building might be difficult. There's certainy no new subdivisions coming on line in these areas. You might get lucky with the odd section for sale, but you will probably get a lot more choice looking at pre-existing houses.
idle: Just some information re parking at Wellington hospital. My son is a full-time Specialist there, and I was amazed to find that he has to pay to use the hospital car-park. Seems ludicrous!
At the Waikato DHB (no idea how it compares to Welly) the staff can wait a year for car park access. Its still a damned sight cheaper than Auckland costs, but there are more drivers than bus riders here.
