This, replacing the router won't likely be the silver bullet, but buying an AP and attaching it to your existing network will give significantly better results. As mentioned the UniFi are a good device and support POE which gives you good options on placement. They UniFi management software also makes expansion easy to manage.
5ghz is a good solution in a crowded neighborhood, Note which devices would be able to benefit. Range on N isn't quite as good so adding it as a secondary AP is a better idea.
Of course if you're finding the current device quite rubbish, it's a good opportunity to upgrade as well.
