So we have just had a change of plan to what slingshot calls Gigantic.

This happen at 6am this morning as the network went down and came back online about 6.10am. Running a speed test this morning it seems to only be giving a max of 220megs and under 100 up.

Router is a RT-AC68U (which is a Gigabit router). Tested from a wired machine directly into the router.

Do the ISP's have to change something on their side to give the 700 - 900 down and 400 - 500 up?

9 times out of 10 the problem is on your side. Eg: computer underpowered, Ethernet card, drivers, wrong speedtest servers, antivirus, browser, router QoS, etc.

Ah i will plug in another PC and do a speed test from that tonight then.

I could be getting confused with one of the other models but I'm pretty sure there have been posts on here from others using that device who can only get 300-400 on this router unless it's running 3rd party firmware.

Ok found it, I am already running the merlin firmware.

Looks like it might be a weekend of testing, I have a slingshot modem at home that they sent so will test that out and see what happens.

Ok found the issue, it hates port forwarding (flatmate had set it up) once i nuked that and restarted the router we know get over 850megs and 500 up.
