Is there a maximum distance to take the extra decoder away from the main installation, or is it standalone? For example, could I put it in another house on the same property, or a sleepout, or garage etc?

Both will be connected to the same dish. I'm pretty sure the Sky T&Cs refer to their equipment being at one address. You may have to be careful about multiple dwellings on one property (i.e. a complete building with its own kitchen, bathroom, etc) as opposed to a sleep-out. That may put it into the multi-user bracket (like apartments).
