I always find Tony Alexander's commentary interesting, as opposed to Ashley Church, who is obviously quite biased towards making sure his own personal investment properties just keep endlessly rising in value. At least Tony is a bit more neutral, IMO.

Yeah I get that. It just seems expensive for what it is. Ultimately it is based on one person's opinion + sales data around the area.

Planners allowing this kind of thing seem so out of touch with how Aucklanders like to live. Aucklanders like cars. Checkout any house in the city and the driveway will have AT LEAST 1 if not more cars. This is just greenwashing by developers to get more houses on the same area of land.

 

I would hate to be living on streets around this development. They will be stacked with cars and no chance of EV charging for on-street parking only options meaning petrol cars will be better.....

 

There is some fantasy amongst political circles that people like to live car-less. Perhaps some young single people living close to the city but any family.... It's such a drop in standard of living in a city like Auckland I don't get why people vote for politicians talking about cycleways etc. who don't really represent the constituents true feelings which are... cars!

It wouldn't really work for me either, but for people who really just want their own place and don't need a car it could be good.

neither is population growth and overseas travel. At least cars are all eventually going to be EVs.

The increase in the OCR yesterday is potentially good news for the housing market as hopefully it will cause prices to stabilise and not rise as much.

Saving on roads just shows how new home buyers get landed with infrastructure costs, rather than all ratepayers. So it pushes up land prices in these new suburbs, but all ratepayers benefit as their land values also increase as a result. Land has doubled in price in less than 2 years in many parts which is a significant part of the housing crisis

I think you forgot that they don’t care how you like to live. They're about telling you how you're going to live.

It can, but rarely. Bournville outside Birmingham was built by the Cadbury family as a model village to house the workers at the chocolate factory.

This from Wikipedia:

In 1893, George Cadbury bought 120 acres (0.5 km²) of land close to the works and planned, at his own expense, a model village which would "alleviate the evils of modern, more cramped living conditions". By 1900, the estate included 313 cottages and houses set on 330 acres (1.3 km2) of land, and many more similar properties were built in the years leading up to the First World War, with smaller developments taking place later on in the 20th century. These almost 'Arts and Crafts' houses were traditional in design but with large gardens and modern interiors, and were designed by the resident architect William Alexander Harvey. These designs became a blueprint for many other model village estates around Britain. It is also noteworthy that, because George Cadbury was a temperance Quaker, no public houses have ever been built in Bournville; however, since the late 1940s, there has been a licensed members' bar at Rowheath Pavilion.

Not really roadless, more like driveway less

I think the Winton Sunfield image is also misleading. Compare the "lots" with the surrounding neighborhood.

Those lots could hold a thousand homes. Who knows except Winton.
