Surely the banks can figure out how much a house of a certain size in a certain area is worth?
Banks will only use a registered valuation or a CV - there's no room for guessing for the lenders.
Basically, if it doesn't have a CV, because it hasn't been built yet, you ain't getting a loan unless it gets professionally valued.

I always find Tony Alexander's commentary interesting, as opposed to Ashley Church, who is obviously quite biased towards making sure his own personal investment properties just keep endlessly rising in value. At least Tony is a bit more neutral, IMO.

Yeah I get that. It just seems expensive for what it is. Ultimately it is based on one person's opinion + sales data around the area.

Planners allowing this kind of thing seem so out of touch with how Aucklanders like to live. Aucklanders like cars. Checkout any house in the city and the driveway will have AT LEAST 1 if not more cars. This is just greenwashing by developers to get more houses on the same area of land.
I would hate to be living on streets around this development. They will be stacked with cars and no chance of EV charging for on-street parking only options meaning petrol cars will be better.....
There is some fantasy amongst political circles that people like to live car-less. Perhaps some young single people living close to the city but any family.... It's such a drop in standard of living in a city like Auckland I don't get why people vote for politicians talking about cycleways etc. who don't really represent the constituents true feelings which are... cars!
It wouldn't really work for me either, but for people who really just want their own place and don't need a car it could be good.
But getting everyone to drive cars everywhere forever is neither desirable nor sustainable, is it?

quickymart:neither is population growth and overseas travel. At least cars are all eventually going to be EVs.It wouldn't really work for me either, but for people who really just want their own place and don't need a car it could be good.

There's also the fantasy that if offices are built here, everyone that lives here will work here.
