billgates: We went with the D28 in the end. Placed an order today and should arrive by Friday. Thanks @Stu & @timmmay for the recommendation.

@billgates what was the main deciding factor to get this over a P30 (or other more affordable model)?

@Paul1977 the biggest factors were 100m long, 50mm wider openings vs on the P30. 120mm deeper treads vs 80mm on the P30. The width of the steps is also 50mm wider than P30. We have created a huge storage area above the garage and also have installed a ducted aircon unit and separate ventilation system in the new build. Servicing it or replacing parts or even entire aircon unit would be possible with the D28 if it comes to that. Got the D28 for $1395 incl shipping instead of $1500.

@billgates great minds think alike. We're doing very similar with ducted heatpump and lossnay ventilator, and I also specifically had the attic space designed to allow easy access for this.

The Lossnay and heatpump/plenums (once broken down) should fit through the smaller hatch on the P30 if I worked it out right. It surprises me that most people don't seem to make an allowance for the possibility of having to replace a large ducted system or ventilator. They say you don't need to do this, but do they really think these units will last the life of the house?

I'm shopping for attic ladders at the moment.

2 years on, would you all still recommend the Sellwood D28?

i have a D28 in my garage, which is 2.7 stud, and its been great. the only thing i find slightly annoying it the width of it where the springs attach/sit. when trying to get a 40-60L storage container up there you have to lean out a bit to get it over where the springs are. dont know where i would be without it.

Mine's 11 or 12 years old and still works fine. I don't know what model it is.

Yes. Highly recommend it. The extra wide and deep steps are a huge convenience factor when carrying load into attic.

Thanks team. Looks like Sellwood it is!

Somewhat related: does anyone have recommended solutions for roof ventilation? We had roof storage at a previous house and it got stinking hot up there, which definitely wasn't good for some things. Currently looking at an aluminium whirly "output" vent plus an under eaves or gable "intake" vent.

I suspect you'd need to move a LOT of air to make a significant difference to the ceiling cavity temperature. I was looking at a solar one a while back, I don't know which brand, but as well as the outputs you'd need input vents.

I installed one of these a few months back - I've been up and down it near 100 times and it's been perfectly adequate for my needs, seems sturdy enough and a whole lot cheaper than Sellwood:
