What do you mean "when it happens"? Is the problem intermittent?


Yes it’s an intermittent problem, no hot water in the horning, come back at 4 it was fine (say 15 mins) and all suddenly hot water gone with running water continuously.

it shouldn't stop the release of water from the cylinder though, just reduce it down to the correct temperature 



Thanks , maybe I asked the plumber to adjust the tempering valve too hot

Perhaps the cold supply to the tempering valve is the issue? No cold water, so valve is going all the way to cold.

Had a similar issue where supply of hot water from gas powered cylinder in roof space was varied depending on which tap was in use.
Resolution was the previous owner redid (DIY) the bathroom and plumbed the cold network into the Hot. Being on mains pressure it prevented hot from flowing to some taps.
Maybe get plumber to trace the pipes if easy to do - we had under floor access.

Is it mains pressure or low pressure?

 

 

 

If all hot water delivery stops, I would be looking at:

 

  • Tempering valve - already replaced, but check it was installed/plumbed correctly. Check cold water flow to the valve. 
  • Cylinder under pressure? Operate the relief valves. If no/minimal water comes out, then something is wrong with the cold supply to the cylinder. Mains pressure and low pressure (without header tank) both rely on supply pressure to force the water through the cylinder. If there's no cold water going in, no hot water will come out. 
  • Check placement and direction of check valves, pressure reducing valves etc. They should be on the cold water line flowing toward the cylinder, not on the discharge piping.

If it happens overnight, it could perhaps be partly caused by expansion? I could see a tempering valve throwing some kind of wobbly if the hot pressure is higher than cold pressure (expected when cylinder reheats significantly, and the cold is plumbed from before the check valve) but the valve is set to 'full cold' because it's very close to the tank.

 

 

 

Pictures and tracing pipes to make a schematic diagram would be good.

it is a main pressure cylinder and yes no hot water at full hot  , cold water is not affected

Im sorry but there is too much I dont understand with this sentence. I assume "horning" is meant to be "morning". But after that I cant follow it.

😅 my typing.  The problem is intermittent. it can happens when turned on with hot water running then maybe 5 mins later while still using it , the hot water stops.

check on the back of that for an H and C thats cast into it. that should tell you if its the right way around. a quick google shows a couple of models that have the hot and cold on the opposite sides.

 

also that should have a drain pan. i assume the cold water pressure relief valve is plumbed into a drain at the bottom of the tank there.

 

also whats the pipes at the back for?

On the side of the valve that is visible both inlets are marked "O". Can you see if the other side has H &  C? Are they in right place?

 

The valve appears to be a Reliance Heatguard.

No advice on the actual problem but I have to say it's pretty p-poor that a qualified (I'll assume they are qualified) master plumber is unable to diagnose and fix this issue. And also ignoring your calls now. It's hardly fixing the flux capacitor on the space shuttle. Any plumber worth their salt should be able to get this cleared up quick-smart.

The proof will be the marking on the other side of the tempering valve. I suspect the plumber replaced it as he found it but it's in the wrong way.

 

 

Installation instructions show looking at one side 9 o'clock H, 12 o'clock blue cap, 3 o'clock C, 6 o'clock tempered outlet. On other side H & C are replaced with O's.

 

 

As it is oriented the lower connection would be the H.

Had a look and confirmed it was correct installed. The pipe at back is the pressure relief valve on the top of the cylinder and lead to drain pipe outside .
