That must be very hard to live with. What do you do if you want to have a shower, say before going out or to work, and there’s no hot water?

Sometimes I just sit and think. Other times I just sit.

You could try removing the tempering valve and if that works it’s 100% the tempering valve that is causing the issue. Just because a new one was installed it could be a brand new one that’s faulty.

if that doesn’t fix it you have cold water feeding into the hot, this could be a faulty cartridge in a mixer tap.

I am a plumber and have come across cold back feeding into the hot on quite a few occasions.

that is exactly what i think. I asked RMC who manufactured the tempering valve. They can’t answer me if it’s faulty, but most likely I will replace every single valves to rule out the fault next time.

I just have to plan ahead at moment, should replaced all valves at once.

Did you get anywhere?

Someone on /r/diynz is reporting what sounds like a somewhat similar problem, which the plumber is blaming on a missing pressure reducing valve.

That shouldn't be an issue in this case. There is a reducing valve and the previous plumber replaced its cartridge.
