I've got a home where I only have $150,000 left on the mortgage in Wellington.

It's about 60 square meters, 2BR, 1 BA, two heat pumps, alarm, dishwasher, and 15 minutes non-rush-hour to CBD, quiet neighbors, very safe neighborhood.

I'm thinking of accepting an out of town offer.

Since I'd never be able to afford to buy if I move back, I was thinking of renting, in case I want to return.

Anyone have advice on rental agencies to service my home, and what it costs in Wellington?

Normally 8-10% of gross rental and sometimes additional fees for other services. Stick to a smaller property management agency with someone you feel you can talk to and trust.

Tommy's Real Estate has traditionally had a very good property management team. I'd recommend giving them a call and having a chat.

As a renter, I've found Jade and Quinovic quite good to deal with from a tenants perspective, and the real estate agencies that do rentals (e.g. Harcourts, Ray White, etc) to be garbage. I'd suggest a dedicated property management company rather than a real estate company that dabbles.

House two doors down from me was being rented out and Quinovic (J'Ville) were supposedly the property managers. Seems like all they've managed to do is nothing. The tenants have moved out and the owners are having to do massive repairs to the place which they reckon will take a couple of months to complete.
