We're currently doing the refinancing dance. We have absolutely no interest in staying with our current bank (TSB) so will change to a more competent bank.

We have some fairly specific requirements (we are expats living in the UAE) so are going through a broker as well as direct.

What sort of 2-3 year rates and incentives are folks getting at the moment? We've been offered a fairly modest discount (.05%) and $3750 so far but we're interested in others experiences in the current market.

If you want to know discount rates and cash bonuses you are going to have to give an idea of the size of the mortgage.

 

They vary very much depending on the size of the mortgage.

The mortgage is ~$600k with approximately 50% equity

We just redid ours through a broker - ~ $400k approx 40% equity - 24 months @ 3.45% which I thought was okay.
