Hi All

 

Just reaching out to see if anyone can recommend and vouch for a company they have used before to do an end of tenancy clean?

 

Ideally someone on the shore to minimise travel costs.

thanks @bung, seeking cleaning services for the "reasonably clean and tidy condition", not asking for carpets professionally cleaned (which generally refers to steam or chemical clean).

I can't believe this is true. Having carpets cleaned professionally is now a standard clause in tenancy agreement.  An illegal tenancy provision couldn't become a standard clause in a country that has a tenancy regulator. And we do.

I'm not sure it's become a standard clause as such.. More likely property managers being a bit cheeky and adding it in.. If you're a tenant, you're probably not going to kick up a stink so you can get the property.. But it's my understanding that it's not enforceable at all..

For properties where there are new tenants every year, is it really reasonable to have the carpets professionally cleaned every time? I'm a home owner and I haven't had my carpets professionally cleaned once.. I wonder how many actually do? Although in fairness the carpet in my place isnt the best - but then again it's probably the same quality of carpets in places I've rented in the past..

I've quoted the regulator's view on that clause.

 

I was showing minor sarcasm :)

 

We were renting in several places back in 2007/2008 while our house was being built... we had the clause, and this was through an agent so they would have had this clause in every one of their agreements.   So, I'm guessing it is reasonably common. 

 

And, in my son's rental agreement... 

 

"steam cleaning to return them to a reasonably clean & tidy state"

 

So, they don't say 'professional' cleaning but not many people own steam cleaners. I guess they could rent one and comply.

I think this is completely reasonable. Properties should be thoroughly cleaned between tenants, including carpets.

 

Our carpets are cleaned every year during spring/summer. No, we don't get them "professionally" cleaned, but tenants often don't any more than the bare minimum during their stay. If they did a regular spring clean and kept the place tidy, there wouldn't be a need for a professional clean. Unfortunately, many don't.

 

EDIT: From what I've seen, some of these so-called professionals, aren't.

Some landlords have the view that if you've done something to the carpet that requires special cleaning a pro should be involved. Amateur efforts often make a carpet look worse.

Wasn't seeking legal advice, just after some good cleaners to do a house clean (don't need the carpets cleaned if that helps)
