I've just set up payment for the first instalment of my city council rates for the new rating year.

 

It was a bit of a shock to realise that I'm paying over $1000 every quarter for an average three bedroom house on an average size section, nothing flash. This made me go back and look at my annual rates bill since we have owned this house (2011).

 

 Up until 2018 the increases were generally about 2 to 4% with one year showing a 1% decrease. Since 2018 (seven years) my rates bill has increased 108%. A  16% increase last year, and 13 % this year. By comparison the regional rates increased 7% last year and decreased 3% this year. 

 

I wish my income had increased by the same amount. I know inflation has been higher than usual but I think this sort of increase is above what might be expected.

 

I'm interested to know what rate increases other home owners have experienced. I'm in Hamilton and realise experiences will differ by rating authority.

Mine hit the $2000 mark (annually) in 2010 and then $4000 in 2025. The only decrease was in 2023 and wasn't a "real" decrease because that's when district and regional council rates were split into separate bills. I'm in Whakatane.

Mine have almost doubled since buying in 2019 $2250.00 per year and this year $3898.72

 

Modest 3 bedroom home 1 bathroom and 2 toilets and single car garage

Many towns have far higher rates than that if you have a newish house. I pay over 5k a year for a small 3 bdm home on a small section. But I know people that pay 6-7 k for similar in another town. It is only going to get worse with the whole water situation where separate entities have been set up to manage water. This creates another entity to pay in addition to rates.

I bought my house in Christchurch in December 2015. Rates at that time totaled $2163 per annum. Now they are $4369 (up 101% in 10 years).

For my house in Huntly rates are $5,000. we are talking a very average 4 bedroom.......

Current government has been asking councils to spend wisely but at the same time reducing their central funding or co funding of projects…..therefore councils have to more with less help from central funding.

 

 

 

its all a masquerade from current government….who are by stealth making their books look better whilst making council books look worse.

NPDC: 2020 $3650 - 2025 $5475, a 50% increase.

 

According to the projections in the NPDC long term plan, 2033 rates will be approx. $12,320, a 237.5% increase since 2020.

 

In reality, the increase will be greater than predicted as NPDC is moving to metered water in a year or so.

 

In comparison, over the 2020 - 2025 period my income increased 21%

We're paying $2k / quarter in Auckland. Should be less but the council has seen fit to consider our house as two dwellings and therefore requires we pay double for refuse collection (even though they have not provided any additional bins). Yes it's a sore point.

Agreed. However, when it comes to council provided services, using less of something typically doesn't mean that you will actually be paying less.

Wellington here, just under $8,000 Average house. Insurance just paid $4.300

 

Friends in Hataitai. Bargain $9,800 their house slightly bigger, their insurance around $5,500

 

 

 

It’s  a disgrace that we pay so much compared to the rest of NZ. To add insult, we have to pay extra for our rubbish bags.

What's the alternative though? Councils done away with, and all infrastructure provided by central government?

Waikato small town Hauraki District Council.

 

Rates for FY26 just over $3k, down from just under $4k last year. 3 Bed 160sq m house/garage.

 

BUT - they've moved wastewater from our house rates to our water rates, so water rates are expected to increase by ~$800 pa (to just over $1000 we think?)

 

Also, we pay Regional council rates of about $500pa.

2022 5%
2023 1%
2024 11%
2025 11%
