Hi All,

 

Planning to start a new build next year in Paerata Rise. Haven't decided on the builders but shortlisted these three:

 

Kanda Homes
Latitude Homes
Plantinum Homes

 

 

 

Has anyone got any experience with these above builders and any feedback on the Paerata Rise suburb? Other than far away from Auckland CBD our jobs are in CBD not seeing any other drawbacks. Only need to go, 2 days to office for me a wife. If we understand correctly a train station is also coming to Paerata in 2026 which will help us in our office journey which is one of the reasons we are choosing this.

 

Other than that any things to consider building in Paerata ? Any feedback on this would be appreciated.

 

What are the thing to keep in mind when building? everyone says we should plan for a 10% increase in cost which is confusing for me as when we sign a fixed cost contract will the cost go above it? 

 

Any tips on building and your experience would be highly appreciated as we are a complete newbie to this, and any info would be helpful for us.

A mate of mine had a house built just out of Waiuku by Latitude a couple of years ago.  He was very happy with the whole experience and the house was finished to a high standard and has had no issues to date.

 

Maybe also look at Frame for building in Paerata - they did my son's place a year ago and it's been perfect, as has a mate's place they built there too.  My only gripe would be the alleged "lawn" they left - he had to restart the entire thing from scratch.  

 

Regardless of who you go with make sure the rainwater retention tank is done sensibly - all the builders have a nasty habit of dropping them into an inconvenient location at the end of the project.

Hey thanks for your time to reply my post. Not sure what is the correct way to do rainwater retention tank but thanks to you I now know one additional thing to look into, feels like there is a lot to learn on this. Also, how would you rate Paerata Rise suburb as a whole? I am hoping it is good community which is safe and quiet.

Random thoughts in no particular order:

 

My son is happy there - close to various bits of his in-laws family.  But the commute is a real drag and there's a certain amount of regret at having moved so far out of the city - he had high hopes of using the train once the station opens but:

 

   A - it's not really walkable from the residential area.

 

   B - Penrose is an hour on the train at which stage driving is generally quicker than just the train journey.

 

The kindergarten and school seem pretty good from his reports about my grandkids' experiences.

 

Visitor parking on the streets is woeful and will only get worse as more houses are built.

 

There are various "community standards" about front fences/yards that are a right nuisance.

 

Be aware of what amenities are near you - the goalposts keep moving.  The access to the local park almost next door to him (part of his decision as to exactly where he built) has now been developed into a new section.  Thus a quick walk to the playground with little kids is now a car drive even though it's less than 100m away in a straight line.

 

Parts of the suburb are flood zoned - what effect this may have on insurance should be considered.

Thanks we are also thinking about the commute factor. But it is difficult to get a suburb with decent plot sizes near the city which is the main reason we started looking in Paerata. Not sure if there are any other place which can provide 400sqm house and land package in Auckland.

also the detention tanks, tho they are often combined.

 

underground ones usually have a man hole so you can get and clean it out. not fun if its in the middle of the lawn or under the deck. above ground it uses up a fair bit of space. tho many use them to replace a fence. just make sure you can replace it or fix pipes etc.

I would also add that return to office mandates are getting stronger across industries. In spite of working way more productively at home, I recently got caught up in the tide of "let's get everyone back into the office, it's just better that way!" Needless to say it hasn't gone down well but the powers that be are digging their heels in. It sounds like there's a bit of a trend towards that - I'm not sure of your circumstances but perhaps you should factor that possibility into your decision. Would you still do it if you suddenly had to start commuting 4 days per week?

Yep return to office mandates can come at any time unless you get a guarantee in writing. So far in places I know that did this, only people who were too far away to feasibly come in were allowed to keep WFH.

4 days a week definitely no, that would be too much travel time in a week. Currently both of us only need to go 1 day to office. When I check new job posts even those ask 2-3 days max at the moment and I am hoping I can negotiate things to 2days.

I don’t live in Auckland region, but know it well from previously being a temporary resident.

 

i now live back in a major city elsewhere, and back to the city fringe.

 

i grew up pretty much on the city fringe…

 

 

 

city fringe includes, farming smells, includes burn offs, animals.

 

In the last 20 years development has gone berserk…. And new comers to the area constantly complain about roads and traffic and wonder why there’s constant roadworks (confusing it with the need to new and extended drainage, power and comms ducts/pipes, retention ponds, waste water systems, pumps etc etc).

 

I also see them complaining about smells from farms and burnoffs and the odd noise complaint or just complaint in general about pre existing infrastructure that hasn’t kept up with the fast pace of development.

 

 

 

I know people in your area that travel to Auckland city for work… your choice of where you live must not restrict your ability to work. Circumstances can and will change, but your home is your home….you just need to make it work.

 

 

 

not sure if you have kids, but if you do plan them…..the prospect of constant commute to sports and cultural activities outside of school hours increases….

 

 

 

other things to consider are rates and insurance as someone has pointed out already.  Also pays to check the wider area for any planned major roads and if there’s any zone changes on the cards for any industrial.   

 

the area sounds amazing and it’s not too far from Auckland city….

Paerata is on the doorstep of a good golf course. Does anything else actually matter?
