I'm looking to book a "fully cancellable by <date>" AirBnB in case my preferred option isn't available (it is being renovated, not sure will be completed in time).

I have found an ideal alternative which should be fully cancellable. Is the process reliable, free of fishhooks etc?

I’ve done it a few times. It’s never been a big deal, just make sure you have read the cancellation policy for each property properly as there are lots of different variations. You’ll get what is in writing, no more, no less.

I've cancelled multiple times - no issues - just follow the rules for each property.

I only book fully refundable accommodation on AirBnB (just filter for this, and do so for all accommodation providers including hotels not just ABnB) and I've never had a problem with getting a refund when I've needed to cancel. If I've needed to amend bookings it often ends up easier to cancel and re-book (having first confirmed this with the owner!).
