Unless you are downsizing or fleeing to the regions, it's all illusory. I could buy a house with another bedroom but if I'm buying and selling in the same market, the gain I've made on my current place nowhere near makes up for the extra debt I have to take on to get a bigger family home.

 

 

If you have more than one property, and modest borrowings, the gains are very real.

While I agree these things take time, this was floated as a logical consequence of lifting the LVRs in the first place, yet they were lifted suddenly and without much consultation.

 

Here are living with those same consequences, an already insane housing market boiling over, and the reversal takes at least six months. 

 

I'm reminded of the talk about DTIs, which went on for years and in the end was just that: talk. Fortunately I bought a year and a bit ago but at some point I will need to swap three bedrooms for four, but the price of taking on four bedrooms in Auckland is astronomical and I'd be buying and selling in the same market. The debt is cheaper, but the overall amount is just terrifying. At 2% it's manageable. At 5% it is not. And I fail to see how this is in the interests of the country's financial stability, which falls squarely in the RBNZ's corner. 

 

 

With a global pandemic, declining global economy, no travel, Im yet to find anyone who predicted a housing boom. RBNZ did what they thought was needed. 

 

Hindslight is a ......

Diplomacy. Do you want to rattle the tiger? That will happen, but pick your fights. Yes, I see China as a huge issue (my Chinese wife isn't reading this lol) but its real. A 5 million sized small suburb doesn't matter, so stay under the radar.

If National has so few policies to campaign on that they have to resort to deception to attract voters, maybe they shouldn't bother at all. Who wants to vote for a party that lies to people? We might as well be in the USA.

 

 

 

 

I think parties who live in glass houses shouldn't throw stones. If you compare campaign promise sizes and vs what was delivered you'd find yourself in Trump territory pretty quick.

I think you were referring to my comment about state house sales?

 

Labour has sold about 100 state houses (105 IIRC).  Why sell any if people are still living in motels paid for MSD?

 

In opposition Ardern was strongly opposed to govt selling **any** state house, even as part of rationalisation program - e.g. selling a bunch of three bedroom house and building new houses in a range of sizes to suit smaller and larger households or e.g. infilling. 

 

So I'm saying that Ardern failed to live up to her own publically declared position.  Not surprising, because that position was always unreasonable.

If the West conspired against China, with a bit of help form India, China would be in deep economic trouble. The CCP would be toast and the world would be a better place.

This isn't about campaign promises that weren't delivered on; it is about lying to voters to get elected. If you can't see the difference, your ethics are as shaky as National's.

I would probably equate Labour's 2017 campaign manifesto with political bait and switch, which is not acceptable when companies do it - so I fail to see why it should be acceptable when parties make hugely unrealistic promises to get elected. I get that, and I understand it. 

 

Having said that, that is quite different to what National did. They said something that was flat out not correct. In a perfect world, it would be equally as abhorrent but this is an ASA finding that falls within their remit. Frankly it is almost the least of National's problems in their 2020 campaign - which is just sad tbh.

Yep, it was about that number. It was clearly stated that they were sold as unsuitable. IIRC they have built around 3000 social housing? Around 1000 during Covid. So while its 100% correct they sold houses, it wasn't sales to boost the Consolidated Fund and a fake surplus. What you said was a fact, but its out of context, as the sales weren't sell sell sell

 

"Any" state housing yes I see that. Any would be any that are suitable for social housing.

We are weak. Ive been to  countless cities that have more people than our country. Best we say something but don't get clearly out of our depth. ideally the West would revolt, cease buying from China, Bunnings, Warehouse, Walmart, Circuit City will be western made goods (at double the price) One day that might happen. WW3 wont happen but it would be WW3 economically. the deeper issue is that western culture is short. Political 3 or 4 year terms, or a period where its relatively stable. China's culture is terms of hundreds of years, dynasty's. One day a line will be drawn, that may well be a war.
