I put my address into https://store.telecom.co.nz/internet/addresschecker and got this result

Why does it show the VDSL speeds to only be a little bit faster?

- your PC (or other PCs in your LAN) is not downloading large files when you are testing

- you are not being throttled by your ISP due to going over the monthly cap

Most of the problems with speed are likely to be related to internal wiring issues. Read this discussion to find out more about this. Your ISP is not intentionally slowing you down today (unless you are on a managed plan). Also if this is the school holidays it's likely you will notice slower than usual speed due to more users online.

A master splitter is required for VDSL2 and in most cases will improve speeds on DSL connections. Regular disconnections can be a monitored alarm or a set top box trying to connect. If there's an alarm connected to your line even if you don't have an alarm contract it may still try to connect so it's worth checking.

yes that could be correct it all depends on how far away from the cabinet/exchange you are, if you are right on the limit of VDSL then you may see that speed

from my experience they are rather conservative.

do you know what cabinet you are connected to or how far away it is?

I'm about 900 m away, DSL is 15 Mbit, VDSL ADDRES checker shows a tickle more as about 600m is the reach,so it drops after that

i get 25mbit on VDSL and the address checker shows

The upstream will be 4 or 5mb.. which is not to sniff at.

I can run a line test to see.

Even if we're not Telecom customers and our chorus line isnt connected to our house? (we are on vodafone cable atm)

I know where a near cabinet is, Not sure if its the one we wouldve been connected to

It's just standard butt covering stuff. If the address checker displayed 50Mbps next to VDSL everyone will start complaining when they don't get 50Mbps.

The address checker is an estimate only - the information it provides should not be taken as gospel.
I'm on VDSL with 60MB/s down, and the address checker reports 26-27MB/s for me.
