OK, so cisco has done a quick test with the 310 and it doesn't look promising.
I read ( http://forums.linksysbycisco.com/linksys/board/message?board.id=Wired_Routers&thread.id=14103 ) that the 310 only connects outgoing via WAN and seems that is correct.

Otherwise I bite the bullet and splash out for the SPA3102 (PriceSpy: $130), unless I can find a NZ source for the Grandstream HT488 - anyone?
Anyway, after buying another ATA and converter, then I may as well have spent the money on the 3102 huh?
quick update - I'll let you know how it works, but with my pay coming through this week I'm buying a SPA3000 - older, I know, but apparently just as good for my purpose as the 3102 and cheaper!

could you not just stick a dect base station at the place with the phoneline, and then a dect repeater in the building 200m away from it? The distance is pushing it for dect but line of sight between the base and repeater should do it ok...
Thanks Rich. Yeah, in theory that could well work and if I had the hardware already I'd certainly give it a go, but I'd rather not fork out for a nice DECT setup in hope! ;)
Plus, actual line of sight might be a bit dodgy, in terms of where the units would have to be located - the phone jack is at the far end of the main house so adding a whole building to an already stretched range might just push it too far :(
