afe66: Reporters who stand outside pretending to do an outside broadcast from somewhere else in NZ.
The first tv3 reporter talking about Dunedin floods was standing next to the Avon in Christchurch.
Did they say something like "A river, similar to this one has flooded" or something equally moronic?

I'd imagine it was aimed at us North Islanders, who wouldn't know a Canterbury from a Southland.

My washing machine is now in the smile thread.
Delete cookies?! Are you insane?!
For some reason recently I have NOT been receiving Trade Me emails confirming purchase, or the PING confirmation of payment!
They do not get filtered as spam, they just don't arrive!
I have changed nothing with my TM account.
Any clues?
TM support is hopeless, so haven't gone there yet.
RE agents.
My friends are selling their house. They are in a suburb where there are a lot of similar houses for sale - many of them new builds.
Agents told them they'd be able to sell fairly easily as stock is turning over quickly. Spoiler alert - it's not.
They started by being talked into a relatively short marketing phase followed by an auction.
It got passed in as the reserve they had set after consultation with the RE firm was too high.
"That's OK", said the agent, "Perferctly normal in these circumstances - what you need to do is put an asking price on and sell as a normal listing"
Two weeks later, they are struggling to get people through their open homes, so the agent states it's because the asking price is putting people off, which is perfectly normal.
List it "By Negotiation" - that's bound to be the silver bullet.
So far it's been six weeks and they've had about 3 people through the open homes and they are well and truly over it - not so much the selling, but the constant changes of tack by the agent, who seems to think that it's the fault of the vendors, rather than their advice that is holding them back.
Personally, I see it as a flooded market, depressed sale prices, glut of stock in their area and high mortgage rates with fiscal uncertainty for those who would normally be buying these types of houses.
The RE agent? He seems to think our friends are being a bit inflexible!

There are plenty of incompetent people in that industry that are all image and no brain. Because they sell themselves well people think they will sell the house well.

It's a shame because there also some exceedingly competent people in that industry, who are honest, good at their jobs and successful. They're just not the norm, sadly.

I bought a new car a few years ago, so today, out of the blue, they sent me a promotional email trying to get me to buy another car. The email is 33 phone screens long, and the unsubscribe link is on screen 20 and is therefore difficult to find.

I had a Toyota as a fleet car through work.
Because I was obliged to take it to them for servicing, they had me down as a customer.
I have been receiving "buy your next new car" gumpf from them for a couple of years now, despite unsubscribing a few times. I guess every time I went back for another service, I got re-signed to the list.
Annoying.

Spending ages composing a reply to a message thread, then getting the failure error "your message contained too many quotes", and no way to recover the text I'd just written. :-(
The gist of the message was as a reply to the RE Agent conversation - Having bought and sold a few properties over the years, mainly rentals, our experience has been to buy from a "cheap" agent on low commission, and sell through high commission agents. The logic behind this, backed by our experience is:
Cheap agent - low commission means there's little in it for them, so minimal incentive to get the best possible price, and they will do the least possible on behalf of the seller to get a sale. If you're lucky you'll sense an air of desperation, at which point you know that the chances of negotiating a bargain are good.
Expensive agent - will generally come from a successful franchise with a good network of potential buyers. Also, a higher commission provides motivation to get the best possible price, as there's more in it for them. Our most recent experience with one of these netted us more money AFTER commission than our optimistic gross sell price. We did not begrudge the commission paid - it was very well earned.
