I'm not sure regarding the newish sub divisions around Alfriston but they didn't look too bad when I lived in the greater area, Hill Park is a bit older but generally nice, around Totara park is ok too.

 

I'd avoid Randwick Park and Clendon.

 

 

 

Thanks for these. We have a friend in the Gardens which seems nice too but a bit out of our price range.

I've heard about Clendon being a bit of a hole but not too much about Randwick, any other areas you would suggest to avoid from experience?

I've also heard that Mangere while socio-economically lower is actually quite peaceful/not too much crime.
