Nope. The single biggest cause of high housing cost in N.Z. is high land cost. The cause of high land cost is failure to sub-divide. The cause of failure to subdivide is 1) Nimbies, 2) pseudo-environmentalism, 3) failure of the voter to understand supply vs demand.

 

 

the other factor is council restriction of supply, but also how its planned. if you know where subdivision is restricted to then it becomes easier to landbank and charge higher prices.

 

 without density you need more land so your land cost goes way up. also the subdivision cost goes up.

 

the other factor is that councils gets money from developers. that cost gets put onto the housing market. instead of the cost being spread over a large amount of people, its pushed onto one market, which in turn gets passed on to the few at the bottom who have to pay it.

Indeed. In fact they actively prevent competition by landbanking potential competitor sites or leasing them with clauses preventing supermarket use.

 

 

Like Napier's two Countdowns? "The supermarket chain has reaffirmed it has no plans to sell either of its two near-neighbouring operations." (Hawke's Bay Today) 21 Nov 2023.  Coincidence almost a month after the election from the previous Government threatening to potentially force supermarkets to sell land banked property to open up competition.

 

 

Or the two Countdowns in Johnsonville. One on the main road and the other across the street as the anchor store in the failing Johnsonville Mall. 

 

Countdown must be the only store keeping the mall open.

As mentioned, you only use the video identifier, the part AFTER the "v=" in this case wTAwceYBUtU, not the whole URL and certainly not an "embed" code.

 

Then put it between the youtube tags.

"precarity" is a good word, you don't hear often used.

precarity: the state of being precarious or uncertain.

Example: Though the US like to think of itself as the leading High Income Country, HIC, because many live within one paycheck of being homeless and the ease of employment termination, most American workers face employment precarity

yep, it all boils down to making money out of housing. why spend money building new when sitting in your old home makes you money.

 

thats why i say one of the answers is to remove short term profit from housing.
