Hi ya all again, i've been looking high and low at property so now i need all you wellingtonians' help. Could you please categorize (or even better rank) these suburbs according to how much you think (or know!) the area is a HOT (H) or WARM (W) or FLASH/UPPERCLASS (U). Sorry i don't mean to put anyone's property down but need an overall guide to localities in Wellington as i'm from the south island.

1) Kandallah
2) Mt Victoria
3) Mt Cook
4) Newlands
5) Roseneath
6) Hataitai
7) Kilbirnie
8) Newtown
9) Berhampore
10) Brooklyn

If you have any more areas you want to add please feel free!

PS - anyone living in Apartments? if you do I have a second survey for you here:
1) Thorndon (Stadium area)
2) Thorndon (around molesworth st area)
3) The Terrace (north)
4) The Terrace (middle)
5) The Terrace (south)
6) Mt Cook (Webb st/Willis st area)
7) Mt Cook (Adelaide Rd/Basin area)
8) Mt Victoria (south part)
feel free to add other inner city locations you think might be flash or trash ... again just want to get a general feel

You missed the two best suburbs - Kelburn and Northland.

erm ... shouldn't they be the same? let's say what You perceive as overall flash-ok-trash? and yeah i missed out kelburn and northland ... ok so mr A says those are better than the rest.... whatabout everyone else...

No, property values depend on the quality and features of the property; not just the location. For example, property is very expensive in Mt Victoria but I personally don't consider it to be a more desirable area to live there than in many areas where property values are much cheaper. 

I like Seatoun and Hataitai more than I like Kelburn and Northland, but you also missed Seatoun off your list.

Anyway if I were to sort your list from most to least preferred based on transport, parking, views, safety, cost and nearby facilities, it would go like this:

6) Hataitai
5) Roseneath
10) Brooklyn
9) Berhampore
7) Kilbirnie
8) Newtown
1) Kandallah

2) Mt Victoria
3) Mt Cook
4) Newlands

This is entirely my personal view and others will have differing views.

I'm a northern suburbs fan personally but here's mtcw without prioritising them...


1) Kandallah - nice in general. Lots of familys and SUV's
2) Mt Victoria - mix of nice and grubby. very expensive either way
3) Mt Cook - first thought is all the student flats but there are nicer places dotted in between
4) Newlands - up and coming as few new properties being built south of the stadium
5) Roseneath - Flash however I personally hate driving around those roads
6) Hataitai - Nice. as always has dodgy patchs
7) Kilbirnie - same as hataitai, maybe a few more dodgy patchs
8) Newtown - personally can't stand that suburb. seems to be a magnent for sh*t drivers.
9) Berhampore - could be nice, could be next to a biker gang
10) Brooklyn - kinda like hataitai in terms of people. very suburban

I perfer north of the stadium since I don't like older houses (ngaio, khandallah, etc) Also getting into town is relatively quicker than getting to say newtown or island bay at rush hour.

hey thanks heaps guys, lots of help! keep em coming! hey could i ask if anyone knows average agent commission in wellington? ie how much commission for a $300,000 sale, and a $500,000 sale? because let's say i'm in wtg for 1 year and buy a house, and then sell, i need to know if anyone knows?

The Jones charge $8k as a flat fee for whatever property size (not sure if they've made it down south yet)

According to this site (http://www.realestate.gen.nz/new-zealand/private-sale/selling-your-home-privately.html) its typically 3.95% +gst
