Hi all. As you might have known we Were moving to wellington, that's not going to happen now and we have our minds set on christchurch.

So if you live in christchurch And know christchurch houses well, i need your help to decided where to live. Now i know chch a bit better than Welly as i have actually been there in person a few times!

I would like to know where you'd prefer to live, in a modern house. Please rate from desired (flash) to not so desirable (trash).

The new subdivisions of Casebrook/Redwood, Burnside, Halswell (north of Dunbars ie Aidanfield). by the way any land engineers or old heads know of places to avoid eg flooding? Other comments welcome. We're thinking of renting first then have a good look around but would love to know Geeks' perspectives anyhow.

If you want TCL cable services, then North-West part and new subdivision area towards the northern end, and south-western end are out of your choice.

ermm ... then it will have to be without cable i guess. just wondering what people's perception is regarding these 3 areas.

My own personal thoughts in order of preference:

Halswell (north of Dunbars ie Aidanfield) - Modern, spaced out, and close to port hills walking tracks.

Burnside - Reasonably nice area, but Burnside Park seems to attract a bit of riff-raff.

Casebrook/Redwood - Pretty bland, really.

parts of Aidanfield don't have ADSL so make Telecom pinkie swear that the area you're looking at has ADSL!

Riccarton, St Albans and Shirley are pretty good, close to shops and etc. St Albans is also the first Chch exchange to have ADSL2+ apparently.

Also like to point out that, the suburbs that Barf suggested are TCL cabled areas with the exception of North to Riccarton Road is partially TCL cabled.

I'm in Upper Riccarton area and is very close to all facilities and necessities. I'd it is most ideally suited for us. (Having stayed in the same place for 16 years)

Lived in St Albans/Edgeware several times over the years, quite nice, kinda quiet, but close to CBD so taxi rides after a big night are not excessive.
If you like the more established areas, and price is no option, I would prolly perfer to live on the port hills, with fantastic views over the city.  Otherwise drop down to ground level neer the hills into Cashmere.

Currently living in Barrington which is closer to town than Cashmere, still nice, neighbours friendly and only the occasional Car Enthusiast hooning around. (only had donuts outside our house once @ 4am).

Christchurch is ofcourse built on swamp lands, so when it rains hard, its hard not to get a bit of a lagoon in your yard.  Pretty flat all around & apparently if it takes around 15 minutes to drive to work, you could prolly Cycle to work in the same time.  I put it to the test with desirable results. 

Mostly, every area has nice and bad streets/parts, so make sure you have a good look around.  Sometimes there is a jewel in the rough so to speak when house buying (which is my next venture).

I know when we decided to move 3 years ago (from Barrington) our main two choices were Burnside or Halswell/Aidanfield.

In the end we went with Aidanfield because (at the time) we could get a brand new 4 bedroom house (ie no maintenance) for only $20K more than a 20 year old house in Burnside!

If we move again, then we'll be moving within the area as it is:
- Close to the city (straight drive down Halswell/Lincoln road)
- Has a good supermarket + shopping centre (which is improving more and more as the subdivisions keep springing up).
- Is relatively quiet
- Has a purpose built daycare facility
- Has a huge number of parks (4 within 2 minutes walk of our place)

With regards to ADSL, yes - there were problems when we first moved in as they had run fibre from the primary cabinet at the entrance of the subdivision to the cabinet that we are connected to (ie no ADSL). Compromise was that they'd put ADSL in as soon as possible (which was 2 months later), but as an interim measure they gave us a credit on our account to pay for a 2nd phone line so I could have always-on dial-up.

With regards to flooding, the only problems (which may now be resolved) appear to occur at the front/Halswell road frontage.
We've been living there for over 3 years now and had absolutely zero problems. The problems that were publicised in the paper were (from our opinion) purely a petty fight between ECan and the City Council (the council signed off on something that was ECan's responsiblity to sign off on - or something like that - I might have it wrong).

Hi nigel no that's been of wonderful help. We may move there if i can service a mortgage that is!

so Dunbars road floods but not bibiana and north of it?
I guess also with regards to flooding, always get an elevated house :) !

Could you elaborate more on the ECan/City Council because i am not aware of the entire papers thing etc - we live in invercargill currently and dont buy newpaper!

Environment Canterbury and Christchurch City Council are basically in a bit of a turf war here, EC are Canterbury wide and the CCC major has said he'd like EC disbanded.  EC does things like pollution, and public transport, CCC does things like rubbish and swimming pools.  Flooding doesn't happen very often, however proximity to a local river (both the Heathcote and Avon are tidal) and height above the nearest river (www.mapmyrun.com has a good height indicator) is a good indicator of if there will be flooding.  Any cyclist will tell you that Christchurch is not actually flat but has a gentle slope to the sea.  There are probably flooding maps but I don't know who'd have them, CCC or EC probably.
