My relies from south are looking at a rental at western springs, just south of the motorway but not to close for noise. They like the idea of closeness to the city and the bikeway.

Is it a bad area?

Ive not lived in Auckland for so many decades I get confused, when I left ponsonby wasnt so flash, now look at it.

They are not so keen on further down towards St Lukes area.

no help to your questions but

if they do move in, make sure they make a noise complaint against the speedway, seems to be the thing to do.

high crime rate, lots of rubbish on the streets, abandoned cars.

just want to know if its a safe friendly neighbourhood or not.

Don't know if they still do it but the "local" papers used to list weekly crime stats for various areas around Auckland. With maps and what the crime was.

Western Springs, St Lukes, Mt Albert, Avondale, Westmere are probably all 'Good Areas' now. Western Springs is pretty much Grey Lynn. If you are going on property value, then all those areas are very good areas. The last series of The Block was in Westmere, which is further out than Western Springs and those 4 tiny houses are worth over a million dollars each.

they could just come and look themselves

i lived in Auckland most of my life (never been burgled , moved to hamilton done within 3 months )  you can get crime anywhere .

Yeah they should be fine in Western springs IMO - we frequently visit out that way and have looked at buying out there. It seems to me that with current house prices in Auckland almost all areas that I would have considered "bad" even relatively recently have already turned, or are in the process of turning, into "good" areas as people get more desperate to find affordable first homes.

(Oh and extra bonus I think large areas of Western Springs are already UFB enabled or pretty close? ;-) )

its a big family home and the street looks nice so im sure its worth checking out. ive just never lived west so not sure what the areas are like but i do like westmere :-)
