Unless I am blind, there seems to be no way to search for property on TM where you can specify you want floor space of a house to be more than a specific m2 ?

I guess while so many New Zealanders are happy to accept their mediocrity, there is no compelling reason for them to spend money on improvements.

 

There have been a few attempts to displace TradeMe bu they've all failed.

Same reason why we only buy Glad Wrap. When you want to throw something on the net you say "Put it on trademe" Not put it on wheedle or what ever it was called.  Gumtree and Ebay in aussie are neck and neck from what I can tell. I think Gumtree have taken the lead for classified however.

I never understood a few years ago when a lot of real estate companies were fighting Trademe over their commissions why they all simply didn't walk. They already had a far superior platform and domain (realestate.co.nz)

 

Had everybody walked from Trademe together and moved to realestate people would have very quickly discovered where all the property listings had gone.

I dislike trademe, and it was still the place I went first to look at the potential property. It annoyed me actually, esp when I came to notice that the other sites were better. 

 

I am unsure the relative listing sizes, but I thought TM had the biggest market share of property listings.

This is because Trade me have a stupid feature where car dealers can enter an approximate selling price. Which is a separate price to the actual asking price. And Trademe uses the approximate price when ordering by price.

So some dealers think they are clever, and enter say $5K in the approx price box. As a means of getting more views on their auctions. And they don't care that most people simply get annoyed by this. As if your budget for a car is $5K, you can't buy a $20K car.


Plenty of case law saying that such advertising is not allowed. But no one has bothered enforcing it.

Similar thing for real estate listings on TM. You can hide the price range and put in one lower than the actual price to be picked up on searches, in order to trawl in more interest.

I don't know why people still list their properties with real-estate agents when they can avoid exhorbitant fees by listing them as a private sale for very little on TradeMe. Or for free elsewhere.

Then he must have had a useless solicitor. The agent (or TradeMe) merely introduces the buyer to the seller. That's all. For that the agents will extract a disproportionately large fee. The contract is boilerplate, you just fill in the blanks. Then the important bit is done by the lawyers.

Trademe search functionality is very basic to say the least.  Maybe they've improved since... i don't really use trademe so much these days.   They really annoyed the hell out of me with fee increases and general arrogance.

The sale contract doesn't cover all disputes or prevent legal action. The seller might have inadvertantly misrepresented the property or made a commitment he hadn't intended. That is one thing that real estate agents are careful about.
