My mate lives opposite the entrance of Gazelle Ave, and has got UFB. I think that little area down there is all UFB now.

For HG630, Enter http://192.168.1.254/ in browser address bar, login as user: admin, password: admin
Go to WAN menu, then ADSL & VDSL tab, and copy and paste the Line Status info.
Would be good to see the same for your friend down the road.
Are you both in the same cabinet area? Houses near the centre of the cabinet area have the best VDSL DLM profile with fastest speeds and lowest latency. You can guess where the cabinet is where you live, e.g. in the example below the cabinet will be in the middle of Trias Road, and if you lived at the end Tetrarch Place you will never get VDSL as fast or with as low latency, and there is not much you can do about it except wait for UFB.

hio77: So your actually getting 30/10. Right so we are at the issue i suspected in the first place.
A, Your using wireless and wireless congestion is affecting things.
B, Your upstream is congested within your network somewhere (torrenting, Dropbox uploads, Icloud etc...)
Based off the stats you have presented, its imposible to say what DLM profile you are on however.
Start testing things, Remove every device from your network appart from An hardwired device, you should be getting 28/9 ish on a speedtest.
