At a guess I'd say it gets to 270Mbps by using more than one channel at once and would need compatible kit at either end ... Linsys and Dlink do a similar trick with 802.11g systems to get to 108Mbps. It's nice but not polite if you are in a WiFi dense area where you'd be hogging more than your fair share of airspace.
