Ok, our office has UFB and via ethernet it's good for 30 mbps. Via our wireless router, we are only getting around 4 mbps.

Assuming a good wifi router connected to UFB, what speed could we expect - could it match the ethernet at 30 mbps?

Wireless should easily reach 30Mbps. What wireless access point are you using? You may want a business grade one with 802.11 ac or newer, ubiquity make good gear, but even a home one should be a lot better than 4Mbps.

Unifi with 2.4Ghz across the lounge I get 90Mbps down and 38 up on a 100/50 connection.
Unifi with 2.4Ghz in the ceiling the next room over I can easily get 35Mbps down.

That is with 12 devices in the house, APs split across channels 1 and 11 - but again, at HOME. I can see APs from surrounding houses but nothing major.

I suggest you run a tool like inSSIDer - see how many networks you have around you and on what channels, then put your AP on the least saturated of 1, 6 or 11.

If that doesn't help then you can try a UniFi or better AP - but if your local area is saturated on 2.4Ghz you are stuffed anyway. Then you need to look at 5Ghz, which has reduced range and will likely mean a new AP anyway (Unifi Pro as an example). Your client devices will also need to support 5Ghz.

How many wireless clients do you have, how far are they from the AP and what type of AP is it?

take your wireless device into the same room as the router, then seen what the wifi speed is like. Thats the 1st starting point.

Try things such as moving the router off the floor, point it in another direction, move it somewhere else.
** turn off all wireless phones & retest wifi speed. Turn off any video sender units.
Set the wifi router to be WirelessG (or N) only (ie disabling older wirelessB ) .
Update the routers firmware (allways do that anyway)

With wifi, people need to be realistic. Walls & floors all can block wifi signals. Bookcases full of books can cause issues. Dont expect perfect wifi 3 floors up from a generic wifi router (dont laugh , thats what some expect) .

If the gear supports it get a 802.11ac router or add an accesspoint to your existing one.

If the gear only does 2.4ghz then deal with the low speeds.

Without establishing the cause of your low wireless speed, replacing it may not necessarily deliver any increase in performance.

You really need to go through the basic fault finding steps for WiFi. My blog post on the issue will give you plenty of ideas.
