If you care thinking of a projector somewhere down the track, having the tv / screen on either of the 3.8m walls is really the only way to go. Your sofa may mostly block the sliding door to the patio area, but in reality, how often would you use it? If most of the family living is done in the dining / kitchen area, this is the area most likely to be used to access the patio, the family room may get opened up from time to time, but to have a bit of a tight squeeze to use this slider isn't a deal breaker in my opinion.

 

Your room then allows for a good 5.1.2 or 5.2.2 system, 3 speakers along wall with entrance,  ceiling speakers roughly where the couch is in your pic and two surrounds in back corners angled in. 1 or 2 subs along the front of the room. TV on the wall, drop down screen coming in over the top. Its pretty much exactly how my room will be set out in our new house, marginally wider than yours (4m vs 3.8) but marginally shorter (4.4m vs 4.6).

 

A 3m viewing distance will not give you immersion into a 55 or 65 inch TV, but you can comfortably fit a 106 inch screen at the front, this will put your viewing distance of around 3m very much in a good distance for immersion.

@lostboynz I don't think there's space for a basin in the toilet (nor budget) but I will be getting an automatic soap dispenser. My dad has one and it works really well.

@sen8or thanks for the input, really good info. Doing more calculations and actually setting up my funiture (current living room similar size) I think you are right. The sofa might only block part of the door, so if I want a projector one day, probably only way to do it.

I've asked about getting a bifold as current one blocks sliding door onto deck when open.

I'm thinking I'll need an av rack, only place I can think of is behind the door next to floor standing speaker / TV wall. You think that is the best place for it?

Also, if I get in ceiling wiring done for Atmos speakers, will they leave a hole with the cables protruding? Not sure when it will happen but would be good to have it ready

What would you suggest as an alternative? Of course one of the two toilets will be in the ensuite, are you suggesting not having a toilet in the ensuite. And a separate toilet is way better than having it in the bathroom, how is this annoying?

 

I wasn't suggesting going down to one toilet.

 

If there are two toilets, when one is occupied children will rush into the other one day or night which may not be desirable with an ensuite. 

 

Tiny WC rooms are annoying as it takes gymnastics to circumvent the door and tiny wash basin. A WC with no wash basin ought to be illegal.

 

In a house with two toilets I'd scrap the ensuite and have two full toilet/basin/shower bathrooms with one adjacent to the master bedroom though maybe only have a bath in one of the two. Ensuites are fashionable but practicality is not great in space or budget limited dwellings.

I'm not sure what you are acheiving with the separate toilet. You are ending up with a terrible 4th bedroom and a toilet without a basin.

 

Having a separate toilet is preferable IMO but given your budget constraints I'd just go with the bathroom with the toilet inside. You have the ensuite for emergencies.

If your ceiling is easy enough to access, they won't have to bring the wiring through for the atmos speakers until you're ready for them. Having the wire run to the location of your av rack will be the most important part.

I have opted to have my AV gear in a low cabinet at the front of the room, the centre channel will then sit on top of this, subs either side and then front L/R speakers outside that. TV is going on the wall where the higher wiring is and the pelmet has been built to house the screen. No perfect by any stretch, but I like having direct / easy access to my AV gear and using the AV cabinet to sit the centre channel on eliminates the need for a centre channel stand. It does limit the overall size of the screen a bit (as the height of the image will drop below the rack if too big), but in the size of the room, its a non issue.

 

All cables are going to be terminated at wall plates (speaker wire and HDMI) with smaller patch leads running to the speakers / display. In my last house, 2 HDMI leads were damaged and rendered useless which meant I had to run a lead up the wall to the TV and one around the room and up behind curtains to the projector, was most frustrating so I am looking to avoid a repeat.

 

As its not a huge room, I am running Kef Q350 up front on stands and will then have Kef Q150 at the rear for surrounds with x2 SVS PB12NSDs doing the heavy lifting for bass.

I think they are generally good reasons. I can't think of too many advantages of having the toilet in the bathroom, except it can save space, and less material needed in building, and don't need an extra basin. So cheaper to build. eg win win for a developer.

Also add niches in your bathroom if they are going to be tiled and in your media room likely where your TV will hang, install a decent size recessed media box (Matchmaster) and run multiple network, 2 way power point as well. I went next step and ran Fibre cable as well to all our TV locations.

Definitely second all these points - bear in mind that your attic storage can't be used for anything super-heavy, but that's not a problem for most people.  With the shower niches, if you have someone in the family who shaves their legs, definitely consider a smaller niche for a footrest with the bottom sloping at 30 degrees or so so it's more comfortable.  It makes the shower so much more user-friendly.

BillG: it helps if the roof has a sharp pitch. Trying as little as going through the man hole can be a nightmare under a low angle roof.

Is it ideal, no. It is better than having a 2m X 3m bedroom IMO.

Random little suggestion but I'd highly recommend adding a small basin to the seperate toilet. Without that the person can't wash their hands until after they've opened the toilet door and gone into the bathroom, assuming no one is using that bathroom already. For some reason (small cost cutting I assume, or is there a better reason?) it's often excluded from plans. Even with a small wall hung cabinet, it should only cost a few hundred dollars to the total.

 

 

 

 

Small basins are nightmares, my parent house has one that maybe comes out 25cm from the wall and you can't lather your hands with soap without it splashing on the wall/basin/floor etc and it's so shallow you can't put your hands low to avoid splashback. If putting one in you need to make it wider so it's actually usable.

We also found a lot of show homes even at the high end mark that put small basins which will splash water on floor or wall due to the dimensions of their seperate toilet. We made ours close to 2.4m long and 1.2m wide. This allowed for the door to open without feeling congested and open without hitting anything and we are able to install a 725mm wide by 325mm deep basin in there with wall taps. I can also pee the correct way which is by standing and hitting the mark without hitting my bum to the basin as there is a good comfortable gap between the two. I took this photo before the insulation and villa board was installed. I took our basin and you can prob still see pencil drawings on the floor to draw out various 50mm gaps between trying to slide the basin to left towards toilet or right towards entrance door wall to see which worked best. Also installed a seperate tap and power point on bottom left for a electric bidet seat connection.
