ubergeeknz: There's probably not enough VDSL out there yet for them to have a good handle on estimated speeds. Also VDSL speed can vary depending on how many VDSL connections are sharing the same cable bundle, ADSL less so as it uses lower frequencies.

I suspect, someone from Telecom might be able to confirm, the site is using a prequal tool to estimate actual speed at that address, rather than using a generic top speed. Hence 11-12 instead of 24-25Mbps.
Yes the ADSL speeds are estimates (provided by Chorus) based on the loop diameter, length, joints etc - i.e. it's a calculated theortical value. They're not a guarantee of speed, but I think they're a fairly good estimate on what you'll get at a particular location. For VDSL Chorus do provide speed estimates, but we have found that they are wildly inaccurate, and chose not to display them - instead we show the speed range that most of our customers will fit within. If you really do want to know the Chorus estimate, then give us a call (123) and we should be able to tell you. Take it with a grain of salt though.

I know we're all human, and mistakes happen, but on the website of a big corporation like Telecom I know they can do better. I could sit and watch, or I can be proactive in fixing something thats wrong.

Seems unlikely. If you can get vdsl, which is the case here, then your adsl speeds should be waaaaaay better than 11Mbps
